SUBJECT: Proposed amendments to USR-1359 resolution
Planning Staff is recommending the following revisions to the USR-1359 resolution:
1) Change the resolution title from "SITE SPECIFIC DEVELOPMENT PLAN AND USE BY
SPECIAL REVIEW PERMIT#1359 FOR A USE ALLOWED BY RIGHT IN THE C-2
(COMMERCIAL) ZONE DISTRICT (STORAGE BUILDING FOR TROPHY PARTS) IN THE A
(AGRICULTURAL) ZONE DISTRICT"
To
"SITE SPECIFIC DEVELOPMENT PLAN AND USE BY SPECIAL REVIEW PERMIT #1359
FOR A HOME BUSINESS (STORAGE BUILDING FOR TROPHY PARTS) IN THE A
(AGRICULTURAL) ZONE DISTRICT"
Per Section 23-3-40.R of the Weld County Code: Uses by Right in the Commercial Zone District
are not allowed as a Use by Special Review on properties that are a lot in an existing
subdivision. The applicants are located within the Ranch Eggs subdivision.
2) WHEREAS #2 (PAGE 1): Same as item #1.
3) NOW, THEREFORE, BE IT RESOLVED (PAGE 2): Same as item #1.
4) (PAGE 3) Item 2.d (1 & 2) can be removed.
5) (PAGE 4) Item e.2 can be removed.
6) Development Standard #1 (PAGE 5): Same as item #1.
7) (PAGE 5) Per the letter from the applicant dated January 18, 2002: Development standard
#4 shall be modified from "One delivery truck three times a week" to "One Federal Express
Truck five times a week".
