SPECIAL REVIEW QUESTIONNAIRE
1. Explain, in detail, the proposed use of the property.
This property is our current place of residence. Our proposal is to have rodeo
events and produce Team Roping Events and other horse related events such
as Team Penning and Barrel Racing. Of course this events are outdoor events
and they would only take place from late Spring, Summer, to early Fall. These
events would be held only once every two weeks and one or two days out of
the week to practice. From about 3:00 pm to 7:00 pm. All people entering
these events would pay a fee upon entering.
Upon having people over for these events we would like to have a portable
snack stand or maybe a catering truck.
2. Explain how this proposal is consistent with the intent of Weld County
Zoning Comprehensive Plan.
This property cotains no water rights and no irrigation for farming. Therefore
there is no farmland being taken out of production.
3. Explain how this proposal is consistent with the Weld County Zoning
Ordinance and the zone district in which it is located.
It is listed as a use by Special Review in the Agriculture Distict.
4. What type of uses surround the site? Explain how the proposed use is
consistent and compatible with the surrounding land use.
The uses that surround us are small residential acreages and some farming.
Most all of them have horses they use for recreation.
5. Describe in detail the following:
a. How many people will use this site?
About 30 to 40 contestants will use this site.
b. How many employees are proposed to be employed at this site?
Only three part time employees are proposed to be employed at this site
during events only other than our selves.
c. What are the hours of operation?
The hours of operation would be on weekend days from 11:00 am to 7:00 pm
d. What type and how many structures will be erected on this site?
The only structure that is being built is the rodeo arena. From 6 inch in
diameter pipe for posts, 3 inch in diameter pipe for railing and plywood from
half inch to three quarter inch used as retaining siding.
e. What type and how many animals, if any, will be on this site?
For the events only there will be 40 to 50 heads of steers and 5 to 10 horses.
These steers and horses would only be brought to the site the day of the
events, as well as the participants horses.
f. What kind (type, size, weight) of vehicles will access the site and how
• often?
Pick-ups used to pull horse trailers. These trucks would only access the site
During the events.
g. Who will provide fire protection to the site?
The Hudson Fire Department will provide the fire protection to the site.
h. What is the water source on the property?
The water source is domestic, there is no irrigation water on the property.
i. What is the sewage disposal system on the property?
There is a septic system for our residence, this would not be used during the
events. We would have sufficient portable toilets for our events.
j. If storage or warehousing is proposed, what type of items will stored
Warehousing is not proposed as there will be no items to store.
6. Explain the proposed landscaping for the site. The landscaping shall be
submitted as landscape plan map as part of the application submittal.
The land is level and there is no work to be done for landscaping as the land is
just right for the arena. Some trees might be planted for shade.
7. Explain any proposed reclamation procedures when termination of the use by
Special Review activity occurs.
At termination of the proposed use the rodeo arena would only be used for
personal use.
8. Explain how the storm water drainage will be handled on the site.
The water shed from the proposed site runs to drain ditch on CR 8.
9. Explain how long it will take to construct this site and when construction and
landscaping are scheduled to begin.
The proposed rodeo arena has already been built.
10. Explain where storage and or stock pile of wastes will occur on the site.
There will be no stock pile of wastes on the site. All wastes resulting from
the event will be gathered up right after the event is finished and hauled to
BFI landfill.
