SPECIAL REVIEW RESPONSE
1. Lot B is currently home for a concrete company. The building and business are already in
existence. The building serves as a shop, office and bathrooms for Circle B Concrete. The
forms, tractors and other materials needed to conduct business are stored behind a six foot
tin fence, already in place on the property.
2.,3. Lot B, Circle B Concrete, has an ag clientele, doing work for a large number of dairymen and
farmers. See Weld County Code §22-2-60.A.2. On-site activity is minimal. The site is not
prime farm land. See Weld County Code§22-2-60.A.A.1. This proposed use is allowed by
Special Review in the A zone. See Weld County Code §23-3-40.R.
4. Directly north of this property is Our Little Store, a convenience/gas station. Nearby is the
Milliken Fire Station. To the east, a four acre parcel has been approved for R.V. storage.
South, east and west of the property are private residences with Hill-N-Park Mobile Homes
lying to the north. Incidental use of this parcel as a base for Circle B Concrete is consistent
with the mixed nature of this neighborhood.
5(a). Circle B. Concrete conducts all of its business over the telephone. There is no walk-in traffic
for this business.
