This document fulfills the statutory requirement pursuant to C.R.S. 31-12-108.5 of filing a one copy with the board of county commissioners governing the area proposed to be annexed. This is a property owner initiated annexation request. The following is the City of Greeley schedule for processing this request. Single-family residential uses are anticipated for the site. The property must be zoned within 90 days of annexation. The specific zoning request will be evaluated during that process. COMPREHENSIVE PLAN: The site is entirely within the Long- Range Expected Growth Area(LREGA), the Urban Growth Area (UGA), the Mid Range Expected Service Area (MRESA). A full level of urban services are not currently available to the site. The developer must extend municipal services and utilities to the site. The property is eligible to be developed at urban level densities under the policies of the City of Greeley 2020 Comprehensive Plan. ANALYSIS: The area of annexation is adjacent to the municipal boundaries of the City of Greeley. Approximately 2,692 linear feet of the annexation's boundary is directly adjacent to the City's boundaries. This provides 38.5% contiguity and meets the State of Colorado one-sixth (16.67%) standard regarding annexation. The annexation will not further extend the western boundary of the City. The property is part of an enclave of the existing City boundaries. The developer will be responsible for extending City of Greeley water and Briggs & Ells Annexation 2 Annexation Impact Report sewer and all other utility services to this property. A 10-inch water main in located in the adjacent 715` Avenue right- of-way. The only immediate impact to taxing districts will be the fire district. This property is petitioning out of the Milliken Fire District. The annexation of this site into the City would be consistent with present growth patterns and Comprehensive Plan policies. There is clear evidence that this site shares a common interest with the City's future. The requirements of State statutes and City of Greeley guidelines for annexation appear to have been met by this annexation request.
