The property was determined to be substandard in many ways. Local building officials determined that significant improvements to egress windows, water supply, sewer connections, and to off street parking would be required to meet current building codes, and landscape requirements. Total improvements and demolition, simply to meet local building codes, exceeded $70,000. Qualification for certificate of occupancy obtained on 121201 required almost 6 month of construction. Due to the age of this building, improvements were significantly substandard to current building codes. Consequently the valuation of the improvements, at the time of purchase, did not significantly exceed the value of the land. Petitioner agrees that $3610 accurately reflects the valuation of the land, and estimates the value of the improvements, at the time of purchase at $4000. 0 CLERK TO THE BOARD PHONE (970) 336-7215, EXT.4225 FAX: (970) 352-0242 P.O.
