We have found the development plan to be very disturbing and unacceptable to us. Approximately one year ago,we moved from the city of Arvada,CO to 3678 W.C.R. 29 to a 1921 farm house on acreage. This was done to live in a quiet agricultural area on a dead end county road. After checking in to Wiley Trucking,we learned that they consist of 4 large diesel dump trucks with pup trailers. They also plan to expand by adding 1 more truck. We do not relish the thought of turning a quiet area into a commercial or industrial zone with loud and excess traffic driving by our home 5 to 6 days a week. Currently our home is surrounded by farms,which allows for a quiet life style. The Wiley's have given us a copy of their development plan. According to the plan,the entire truck business and maintenance shed is to be located on the North end of the property,approximately 150 feet from our home. Their operation begins at 6:00 A.M. and runs 5 sometimes 6 days a week. It would take many years for the 3 to 4 foot pine trees to block out this operation and would do nothing to decrease the loud noise of the diesel trucks. We have noticed from their proposal that all of the noisy and unsightly equipment from their operation is to be placed at the North end of the property by our home. Their home and a horse barn are to be placed at the South end of the property,isolating them from the trucking business. We also believe that allowing this property to be developed into an industrial zone will decrease the value of our home and property. No one in their right mind would buy a home in the country to live next to a dump truck business. County Road 29 in this area is a narrow dirt road which often gets wet from irrigation and trucks of this magnitude would tear it up during daily use. The Wiley's indicated in their proposal that their dump truck business is the same as agricultural businesses. We would have to strongly disagree. At the current time,the entire area is planted in alfalfa which requires cutting 3 times a year,not the 5 to 6 days a week year round that the trucking business requires. There are many commercial zones available for this type of business and we feel it would only add to the traffic on our local roads which are not designed for commercial truck traffic. We also feel a decision to allow commercial trucking to operate on this property would set a bad precedent for future decisions regarding the use of property in this community. They wait to catch the to school bus on the very same road these big trucks would be driving through. Our drivers usually arrive between 5:30-5:45 to pre-trip and start the trucks. Trucks leave the yard at 6am Monday through Friday. As I mentioned,our operational hours are tied to the gravel pit hours, usually 6 am to 4 pm. Occasionally pits start at 7 am for winter months, but that is their corporate decision_ Our trucks are usually parked by 5 pm unless a driver is tied up in traffic. I also would like to disclose that on two occasions in the past 17 years we have had a truck called out on an emergency water main break from approximately 8 pm to 11 pm.
