Our comments and requirements are as follows: COMMENTS: WCR 4 is designated on the Southwest Study Area Capacity Improvement Needs as a paved rural road, which require a 60-foot of right-of-way at full build out. There is presently a 60-foot right-of-way. This road is maintained by Weld County. Pursuant to the definition of SETBACK in the Weld County Code, Chapter 23,Article III, Section 23-3-50, the required setback is measured from the future right-of-way line. .. •-? a1 n. WCR 4 extends approximately 1/2 mile east of WCR 7. The traffic utilizing this road appears to be local/light industrial or home/business type traffic. Weld County does not have a traffic count on WCR 4 at this location. WCRs 7 and 4 will be a part of the future Broomfield City jurisdictional area at this location. During my site visit, I found that the applicant had put a lot of work into cleaning up and making the site presentable for the neighborhood. REQUIREMENTS: Access: There are three existing access points to this facility. The residential access is from WCR 7, which accesses directly to the residences and the double car garage. The two remaining access points from WCR 4 accommodate loading docks and overhead door areas. The applicant shall utilize all existing access points, and no new access will be granted. Off Street Parking: The off street parking spaces have been identified on the plat at two locations that have existing concrete slab areas. Storm Water Drainage: There are no newly proposed structures or hard surface parking areas. We have no objections to the proposal, however, we do recommend that the following conditions be part of any approval: We recommend that the following requirements be incorporated into the permit as development standards: 1/1'. All liquid and solid wastes (as defined in the Solid Wastes Disposal Sites and Facilities Act, 30-20-100.5, C.R.S., as amended) shall be stored and removed for final disposal in a manner that protects against surface and groundwater contamination. 2. Waste materials shall be handled, stored, and disposed in a manner that controls fugitive dust, blowing debris, and other potential nuisance conditions. 4. Fugitive dust shall be controlled on this site. i /4. This facility shall adhere to the maximum permissible noise levels allowed in the Residential Zone as delineated in 25-12-103 C.R.S., as amended. •A. Adequate toilet and handwashing facilities shall be provided for employees. 6. The facility shall utilize the existing public water supply. (Left Hand Water District) 7. Animal and food wastes, bedding, debris and other organic wastes shall be disposed of so that vermin infestation, odors, disease hazards and nuisances are minimized.
