The Department of Planning Services staff has reviewed this request and recommends that the request be approved for the followings reasons: DOES DOES NOT XX Fall in flood plain or a geologic hazard area XX Agree with the Weld County Comprehensive Plan XX Create new parcels elgible for building permits XX Agree with surrounding land uses cflNENPS: Mr. Addink would like to separate a single family residence from the remainder of his property for sale purposes. A field check by the Department of Planning Services staff revealed a zoning violation on this commercial property. The applicant has acknowledged that a mobile home does exist on this property for rental purposes. The staff has informed the applicant that mobile homes are not permitted in the "C-3" (Commercial-Three) District for rental purposes; they are allowed only for caretakers or security personnel (see Sections 33 .4.3.3 and 43.3 of the Weld County Zoning Ordinance) . The applicant has indicated cooperation in relocating the mobile home. We propose to separate a residential improvement from the parcel . The residence consists of a house built in 1936. It has a total of 1 ,268 square feet with a basement of 1 , 008 square feet. It has been occupied continuously in recent years . A previous owner of the complete parcel has expressed interest in purchasing the residence by itself.
