The Department of Planning Services staff is requesting that the Board review the individual cases and determine whether or not to authorize legal action to remedy the violations. Weld County Zoning Violation Cases: VI-0100228, Mr. & Mrs. Jeffrey Freeburg (Owner) Mrs. & Mrs. Jeff Hardy (Tenant) Chapter 23, Article 111(3), Division 1, of Sections 23-3-20, 23-3-30, 23-3-30.F and 23-3-30.1, 23-3-40 and 23-3-40.O of the Weld County Code. The property owner shall remove all debris associated with the existing business. Additionally, the Derelict Mobile Home,which is not permitted, shall be removed from the property. VI-0200001, Mr. & Mrs. Daniel Schram Chapter 23, Article 111(3), Division 1, of Sections 23-3-20, 23-3-30, 23-3-40 and 23-3-40.G of the Weld County Code. The property into compliance the property owner shall remove the "Salvage Yard" or complete and submit a Use by Special Review application for review. VI-0100255, Mr. Arthur Kohn Chapter 23, Article 111(3), Division 1, of Sections 23-3-20, 23-3-30, 23-3-30.1, 23-3-40 and 23-3-40.H of the Weld County Code. The property owner shall remove or completely screen the Noncommercial Junkyard from all adjacent properties and public rights-of-way. Additionally, the number of"Household Pets" shall be reduced to fall within the guidelines as established through the Weld County Code or a Use by Special Review application shall be completed and submitted for review by the Department of Planning Services. Additionally, the maintenance of commercial vehicles, constitutes a commercial operation. The commercial vehicles shall be removed or a Use by Special Review application shall be completed and submitted for review.
