I have received your submittal to amend the storm water discharge point from the rear of the
property to adjacent to 47th Ave. I have reviewed your calculations and submitted drawings and
find no conflict with them. You have signed and verified that the water surface elevation and the
pond volumes being discharged will serve this facility.

This letter is an evaluation of the existing septic system at the subject site for the proposed
Use By Special Review. The Board of County Commissioners approved the Use By
Special Review on February 21, 2001, with an evaluation of the septic system as part of
the additional requirements.
Project Information
The property is described as Lot A of Recorded Exemption #435; being part of the SW'/4
of Section 23, Township 5 North, Range 66 West of the 6th P.M., Weld County. More
specifically, the property is located on the east side of 47th Avenue approximately '/z mile
south of U.S. 34 Bypass and approximately '/z mile north of 37th Street. The site is located
in Weld County and is currently zoned agricultural, consisting of 2.72 acres with a house
and several outbuildings.
The existing septic system consists of a 1,000-gallon septic tank and a leach field that
serves the 3-bedroom house. It is our understanding that the owner has not observed any
septic problems or failures. The septic tank is located south of the house. The date the
septic system was installed and the size of the leach field is unknown. The leach field is
believed to be located south and southwest of the house, north of the underground
telephone line that provides service from 47th Avenue.
The proposed stormwater detention pond will be located in the pasture south of the house.
Less than 1 foot of excavation is required for the pond in the area north of the underground
telephone line. The pond area located north of the telephone line is inundated during
storms greater than the 10-year storm event and remain inundated for less than 1 hour
(approximately 1 hour for the 100-year storm event), with a water depth less than 5 inches.

Conclusions
A 1,000-gallon septic tank is generally considered adequate for a 3-bedroom house. The
USR requires that a public bathroom be provided for the customers of the dog grooming
and vehicle storage businesses. The owner plans to make the bathroom in the house
available for customers. Since customers will be from the Greeley/Evans area and their
visits relatively short, it is our opinion that the sewage flows will not increase significantly
due to the proposed business.
Recommendations
Because there has not been any problems with the existing system and the increase in
sewage flows is not anticipated to be significant, we recommend that the existing septic
system remain in operation. If the tank or system is replaced in the future, we recommend
that a backflow preventer be installed downstream of the septic tank to prevent stormwater
from backing into the septic tank.
