Dear Planners:
Mr. Marty Mathews is requesting through the attached application a Resubdivision of Tract 6, Second
Filing, Aristocrat Ranchettes. This property is located in the 27-02-66 west of the 6th P.M., Weld County,
Colorado.
The request is required to correct an illegal land split dividing Tract 6 in half. This action took place on
December 30, 1993 via Quit Claim Deed recorded with the Weld County Clerk and Recorded in Book
1419, Reception Number 02366625. This illegal land split was created by Ardith Ann Bachman (aka
Ardith Bachman or Ardith Vaughn). Ms. Bachman sold the east half of Tract 6 to Mr. Mathews through
a deed dated December 22, 1995. Mr. Mathews desires to correct this illegal transaction by completing
the attached Resubdivision application. A copy of a Certificate of Conveyances dated June 12, 2001 has
been included with application materials for your use. This item is not required by the Resubdivision
application process and is being provided as a courtesy to the Department of Planning Services.
This application is consistent with the Weld County Code, as follows:
Section 24-1-30.A. Assisting orderly and integrated development.
Section 24-1-30.C. Ensuring conformance of land subdivision plans with the public
improvement plans of the County and its various municipalities.
Section 24-1-30.E. Encouraging well-planned subdivisions by establishing adequate standards
for design and improvement.
Section 24-1-30.G. Safeguarding the interests of the public, the homeowner and the
subdivider.
Section 24-1-30.H. Securing equitable handling of all subdivision plans by providing uniform
procedures and standards.
Section 24-5-10 The resubdivision process is used to propose changes to an approved or
recorded subdivision plat, map, plan or unincorporated community legally
filed prior to adoption of any regulations controlling subdivisions.
Section 22-2-170.B. R.Goal 2 Ensure that adequate public services and facilities are available to serve
the residential development or district.
