There are two uses of the property. First, the property serves as our household residence. At the present time, our two youngest sons live at home with us. The four other children do come home and visit. We use the property to store typical household items, such as our boat, motorcycles, and a tractor. Second, we propose to continue to use part of the property to permit us to conduct business, servicing dairies. We do not do dairy business on the yard, we travel to the dairies to repair and service equipment. However, we do need a physical location to answer phone calls, process invoices, and all of our office work. We also permit our employees to park the company vehicles on our property overnight. We also use our property to store tools and parts necessary for us to service the dairies off site. 2. We believe that our current and proposed use is consistent with Chapter 22 of the Weld County code because the changes we have made have been improvements like adding a pool, a large yard to the west, and lots of landscaping. 3. We also believe that our proposed use furthers the objectives of Chapter 23. The service we provide to dairies in Colorado is important to the success of agriculture. When a dairy breaks down,time is an important factor. By maintaining parts on the yard, we are able to go directly to the dairy and fix the problem. If we had to keep things at another location, we would not be able to service our customers as efficiently. Additionally, due to the limited nature of the work that occurs on the yard, we do not believe that it is being used for commercial purposes. Rather it is being used for storage and ancillary administrative functions, such as billing and phone calls. 4. The adjoining properties consist of open space. To the north and west, there is a large sod farm. Across Highway 34, to the south, is a large farm. Across County Road 17,to the east, is a large open field that borders the salvage yard. The nearest residential property is approximately 1 mile away. 5. (a)At the present time, we have four employees, three are full time, and one is part time. They usually arrive at 7:00 am., load their trucks and go to different jobs. They return between 4:00 p.m. and 6:00 p.m. It may be necessary that the employees return throughout the day for additional parts and supplies. Note: most of the traffic on the yard uses the Cty. Rd 17 access. (b) Depending on the agricultural growth in Colorado, we could possibly add one or two employees over the next five years. (c) The dairy industry is a twenty-four hour business. Therefore, we are on call twenty-four hours a day. However, our normal hours are Monday through Friday from 7:00am. until 6:00p.m. (d) Also depending on the growth of the business, there is a possibility that we would like to add a metal building for more storage to the east of the barn. Sometime in the future, we are looking at the possibility of removing the Quonset hut and replace it with a personal garage. (e) We raise steers for our own personal meat. We usually have five to ten on the yard less than eighteen months of age. Our youngest son raises chickens. We have about twenty on the yard. We also have two ducks,two dogs, two cats and a rabbit. (0 We have two one-ton pickups, Gary drives one, the other is driven by one of the employees, who is on call twenty-four hours a day. We have a one-ton service van, and a' ton service van. UPS delivers daily. We have trash pick up once a week. Normally, once per month we do receive supplies by semi- truck. (g) The Windsor- Severance fire department takes care of our fire protection. (h) Our water is supplied by Little Thompson Water district. (i) Our property has a very efficient septic system. (j) We store all the equipment, parts, and supplies that are needed for dairies. 6. We are in the process of installing additional white fencing on the west property line. Other plans are to add a large vegetable garden this year. The yard landscaping is completed. 7. Since we are not making any changes to the property, there should be no need for any changes at reclamation. 8. The property has a drainage ditch that runs through the pasture from the east to the west, though culverts located under the driveway, flowing into the northwest corner of the property, onto the sod farm. This storm drainage system works very well and we have no plans of changing it. 9. In the future, we would like to add a storage shed to the east of the barn. But at this time, we have no plans for expansion. 10. We have no plans to stock pile waste on our property. Our trash dumpster is picked up weekly. r.
