A typical cross section was provided showing a percentage towards the future light at the intersection and the internal road system within the subdivision. n On Sheet 7 of 7, the collector status cross section reflects six-foot bike lanes on both sides, two 12-foot driving lanes, a 14-foot medium or turn lane representing a total right-of-way of 80 feet. This reflects a Mixed Use Development Standard, which reflects Idaho Creek Parkway and Upper Highland Road. No parking shall be allowed in the bike lane sections. The remaining portion of the subdivision is classified as a local residential, which consists of a 60-foot right-of-way, curb, gutter, sidewalk, eight-foot wide parking spaces for each frontage lot, and two 12-foot driving lanes. REQUIREMENTS: Weld County Public Works had concerns as to whether there is an adequate parking space in the driveway sections. On some models, a parked vehicle may extend over the curb, gutter, and sidewalk sections forcing pedestrians to walk into the street. On Sheet 3 of 7, the typical lot section identifies the set back in the driveway section as being 17 feet from the garage to the street. The sample plat drawing indicates dimensions between the roof overhand and the property line. A separate building permit for each building shall be obtained prior to any construction. 2. A plan review is required for each building. Plans shall bear the wet stamp of a Colorado registered architect or engineer. Two complete sets of plans are required when applying for each permit. 3. Buildings shall conform to the requirements of the 1997 UBC, 1998 IMC, 1997 IPC, 1999 NEC and Chapter 29 of the Weld County Code. 4. Each building will require an engineered foundation based on a site-specific geotechnical report or an open hole inspection performed by a Colorado registered engineer. Engineered foundations shall be designed by a Colorado registered engineer. 5. Building height shall be limited to the maximum height allowed per UBC Table 5-B. Wall and opening protection and limitations shall be in accordance with UBC Table 5-A. Separation of buildings of mixed occupancy classifications shall be in accordance with UBC Table 3-B and Chapter 3. 6. Setback and offset distances shall be determined by the Zoning Ordinance. 7. Building height shall be measured in accordance with the 1997 Uniform Building Code for the purpose of determining maximum building size and height for various uses and types of construction and to determine compliance with the Bulk Requirements from Chapter 27 of the Weld County Code. Building height shall be measured in accordance with Chapter 23 of the Weld County Code in order to determine compliance with offset and setback requirements. Offset and setbacks are measured to the farthest projection from the building. An ILC (Improvement Lot Certificate) will be required for each building showing the building height as measured according to Chapter 23 of the Weld County Code as well as the offset and setback distances to property lines. The ILC shall bear the stamp of a Colorado registered engineer or the certification of a Colorado registered surveyor and will be required prior to the frame inspection.
