If a question does not pertain to your use, please respond with"not applicable", with an explanation as to why the question is not applicable. 1. Explain, in detail, the proposed use of the property. The facilities primary use is to be a sales lot, (doing business as Aspen Camper Inc.) warehouse and embroidery/sewing shop for hallmark mfg., inc.,a manufacturer of slide in truck campers located at 1150 Brighton Rd., Brighton,CO 80601. The sales lot will engage in the sale of slide in truck campers manufactured by hallmark mfg., inc., in Brighton, CO. This warehouse will stock overflow parts used in the production of slide-in truck campers. (For more detail concerning this warehouse, please see 5J.) The embroidery/sewing shop will make cushions for hallmark slide in truck campers and offer embroidery(jackets, hats, etc.) to the general public. Future planned use is to expand into the sale of RV parts,accessories,service and repair. Service and repair work will be confined to coach work only. Coach work, service and repair shall consist of appliance repair and maintenance, interior remodeling,collision repair, hail damage repair, installation of accessories (awnings, air conditioners,TV antennas, etc.),winterizing and anything else that falls under the definition of RV service and repair. RV service and repair will not indude chassis or engine maintenance and/or repair(chassis or engine maintenance or repair work will not be performed at this facility now or in the future). 2. Explain how this proposal is consistent with the intent of the Weld County Code, Chapter 22. This proposal is consistent with the intent of the Weld County Comprehensive Plan because the use by Special Review process is included in the Comprehensive Plan. 3. Explain how this proposal is consistent with the intent of the Weld County Code Chapter 23 and the zone district in which it is located. This proposal is consistent with the intent of Weld County Zoning Ordinance because the zoning of the proposed property use is consistent with the usage in the zoning district. 4. What types of uses surround the site? Explain how the proposed use is consistent and compatible with surrounding land uses. Directly on the north side is Rocky Mountain Oil Tool. Rocky Mountain Oil Tool engages in the business of selling oil well supplies and tools as well as maintaining a large storage yard to warehouse pipe and fitting used in the oil business. Approximately one mile south is Overland Tractor&Supply, they are engaged in the sale of tractors, decorative windmills and storage sheds,they also maintain a large storage yard for their products. Behind this site to the west is farmland. Directly to the east is Highway 85 and vacant land with the exception of two homes at a distance of approximately 3/4 of a mile. The proposed use is consistent in that we will engage in the sale and service of products manufactured elsewhere. The site structure is very similar to many businesses up and down Highway 85. The noise levels do not exceed loud conversation. A concrete driveway, parking lot and sales lot keeps dust away. We produce no hazardous waste. Water use is from an on site well and would not exceed what you would expect from two residential single family homes,traffic to and from the site would be light duty trucks and passenger cars. The hours of operations are consistent with the surrounding busiinecaee. The site will be attractively landscaped and well maintained. 5. Describe, in detail, the following: A. How many people will use this site? At this time,one full time and one part time employees in the embroidery/sewing shop. B. How many employe are proposed to be employed at this site? In the immediate future two full time, one in the embroidery/sewing shop, and one in sales. Three part time,one in the embroidery/sewing shop,two seasonal (spring thru fall) one in sales and one as a receptionist. In the distant future, six full time employees. Two in sales,two in service,one as a receptionist, and one in the embroidery/sewing shop. One part time in the embroidery/sewing shop. C. What are the hours of operation? 8:30 AM to 5:30 PM Monday thru Saturday. D. What type and how many structures will be erected (built) on this site? No new structures are to be built. E. What type and how many animals, if any, will be on this site? One yellow Labrador retriever named"Yeller". F. What kind (type, size, weight) of vehicles will access this site and how often? Light duty trucks and paccnnger cars. Access will be daily during business hours. G. Who will provide fire protection to the site? Platteville Fire Protection District. H. What is the water source on the property? (Both domestic and irrigation). Commercial exempt well for drinking and sanitary purposes/TZA Water Engineers, Inc. has been retained to obtain an augmentation plan for watering the landscape. See accompanying documents. I. What is the sewage disposal system on the property? (Existing and proposed). Current septic consists of a 2000-gallon septic tank and working leach field. J. If storage or warehousing is proposed, what type of items will be stored? This facility will warehouse parts and materials used in the manufacturing of slide in truck campers by hallmark mfg., inc. in Brighton. The parts and materials will consist of lumber products,fiberglass shower stalls and end caps, linoleum, carpet,water tanks, awnings, air conditioners and misc. small parts. There will be some personal items stored here, (2 antique cars, lawn tractor). 6. Explain the proposed landscaping for the site. The landscaping shall be separately submitted as a landscape plan map as part of the application submittal. The existing landscape consists of two Colorado Blue Spruces(4"diameter)along the south side parking lot. Two mature cottonwoods on the southeast corner of the sales lot. One mature cottonwood and one mature Colorado Blue Spruce at the south central side of the sales lot. The proposed landscaping consists of six Juniper Bar Harbour(2 %gal.) 1 1/z"river rock and white poly vinyl 2-rail fencing on the east side. 3 Sunburst Locust (1 1/2"diameter.) 1 1/2"river rock on the north side. In an area 15'x 40'located at the southeast front of the building, there will be sod planted with two clumps of 20'Aspens and 2 -900#to 1300# moss rock boulders. 7. Explain any proposed reclamation procedures when termination of the Use by Special Review activity occurs. Them is no reclamation necessary. 8. Explain how the storm water drainage will be handled on the site. The ground has been graded to run to an existing drainage pond on the northwest corner. 9. Explain how long it will take to construct this site and when construction and landscaping is scheduled to begin. The site exists the landscaping will be completed in the spring of 2002. 10. Explain where storage and/or stockpile of wastes will occur on this site. There will not be any storage or stockpile of waste on this site.
