Show Cause Hearing, PCSC25-0014, Concerning Permit for Home Occupation
Class II, ZPHB16-0015 — Santos Vega and Luz Yadira Vega
A public hearing was conducted on January 26, 2026, at 10:00 a.m., with the following
present:
Commissioner Scott K. James, Chair
Commissioner Jason S. Maxey, Pro-Tem
Commissioner Perry L. Buck
Commissioner Lynette Peppler
Commissioner Kevin D. Ross
Also present:
Acting Clerk to the Board, Jess Reid
Deputy County Attorney, Karin McDougal
Department of Planning Services Representative, Molly Wright
The following business was transacted:
I hereby certify that pursuant to a Notice dated December 23, 2025, and duly published
December 26, 2025, in the Greeley Tribune, a public Show Cause hearing was conducted
on January 7, 2026, to determine whether good cause exists for the revocation of Zoning
Permit for. Home Occupation Class II, ZPHB16-0015, held by Santos Vega and
Luz Yadira Vega. At said hearing, the Board continued the matter to January 26, 2026,
to allow the permittees to be present. Karin McDougal, Deputy County Attorney, made
this a matter of record.
Molly Wright, Department of Planning Services, presented a brief summary of the history
of the permit, displayed recent images of the site, and listed the different actions the Board
could take. Responding to Commissioner Maxey, Ms. Wright confirmed the images were
taken by staff.
Yadira Vega represented the permittees and stated they completed everything that was
asked of them.
Ms. Wright confirmed for Chair James that the property has been cleaned up and stated
the applicant has relayed they are working on a Use by Special Review Permit application.
No public testimony was offered concerning this matter.

In the matter of Show Cause hearing, PCSC25-0014, Commissioner Maxey moved to •
dismiss the Show Cause hearing. The motion was seconded by Commissioner Buck, and
it carried unanimously. There being no further discussion, the hearing was completed at
10:07 a.m. (Clerk's Note: Teams recording start timestamp 5:08)
The Board of County Commissioners of Weld County, Colorado, approved the above
and foregoing Hearing Certification, on motion duly made and seconded, by the following
vote on the 9th day of February, A.D., 2026:
