RE: APPROVAL OF RECORDED EXEMPTION NO. 506 - HIGH COUNTRY
TURF, INC.
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS, it has been determined by the Board of County
Commissioners of Weld County, Colorado, at a public meeting
held on the 17th day of June, 1981 in the Chambers of the
Board of County Commissioners of Weld County, Colorado, that
the division into two parcels of land, as shown on the plat
known as Recorded Exemption No. 506 , being the property of
High Country Turf, Inc. , described as part of Southeast
one-quarter of Section 26, Township 2 North, Range 68 West
of the 6th P.M. , Weld County, Colroado, being more particularly
described as follows:
A parcel of land located in the South Half (S') of
Section 26 , Township 2 North, Range 68 West of the
6th P.M. , Weld County, Colorado, being more
particularly described as follows :
Beginning at the Southeast Corner of said
Section 26 and considering the East line of
said Section as bearing North 00°15 ' 40" East
with all other bearings contained herein
relative thereto: Thence North 00°15 ' 40" East,
1275. 75 feet; Thence South 89°27 ' 30" West,
2745. 36 feet; Thence South 00°15 ' 40" West, 1263. 19
feet to a point on the South Line of said

does not come within the purview of the definition of the terms,
"subdivision" and "subdivided land" , pursuant to its authority
under Section 30-28-101 (10) (d) , CRS 1973, as amended, and
WHEREAS, the Board of County Commissioners of Weld County,
Colorado finds that this particular division of land is not
within the purposes of the Weld County Subdivision Regulations
and the Board desires to exempt this particular division of land
from the Definitions of "subdivision" and "subdivided land"
pursuant to its authority under Section 30-28-101 (10) (d) ,
CRS 1973, as amended, and Section 2-lA(3) of the Weld County
Subdivision Regulations.
NOW, THEREFORE, BE IT RESOLVED by the Board of County
Commissioners of Weld County, Colorado that the hereinabove
described parcel of land owned by High Country Turf, Inc. , be,
and hereby is, exempt from the definition of the terms
"subdivision" and "subdivided land" pursuant to its authority
under Section 30-28-101 (10) (d) , CRS 1973 as amended.
The above and foregoing Resolution was, on motion duly
made and seconded, adopted by the following vote on the 17th
day of June, A.D. , 1981.

Dear Commissioners:
The attached application, plat and related items are in reference to a
request from High Country Turf, Inc. for a recorded exemption. The parcel
of land is described as part of the SEA, Section 26, T2N, R68W of the
6th P.M. , Weld County, Colorado. The property is located 1 mile west
of Frederick. The property is an 80 acre parcel which is a part of a
320 acre ownership. The property includes Class II e and Class IV e
irrigated and nonirrigated soils. The request is to split the property
into 1.155 acre and 78.845 acre parcels. High County Turf, Inc. wishes
to split an existing set of improvements from the property. These imporve-
ments are not necessary for the operation of the farm.
Based upon the information submitted and the adopted policies in the County,
the Department of Planning Services Staff recommends the request be approved
for the following reasons.
1. The request conforms to the intent clause of the Recorded
Exemption Procedure (Section 9-2 of the Weld County Subdivi-
sion Regulations) , the intent clause of the Agricultural
Zone District (Section 3.3.A. of the Weld County Zoning
Resolution) , and the Weld County Comprehensive Plan in that
the uses will be compatible with the surrounding agricultural
uses. The request will allow agricultural and related uses
to be the predominant land uses. There will be no reduction
in the amount of land currently being used for agricultural
production.
2. This request complies with the provisions of Section 9-4 A. of
the Weld County Subdivision Regulations.

Dear Sir:
The recorded exemption application filed in your office on May 20, 1981
is requested for the purpose of enabling applicant to convey an exist-
ing set of improvements located on approximately one acre of land.
These improvements do not form a necessary part of the current farming
operation which is primarily that of raising Kentucky Blue Grass Turf.
This application is filed by including eighty (80) acres to conform
with the minimum lot size requirement of Weld County.
Applicant specifically requests this recorded exception be authorized as
soon as possible in that applicant would like to complete this real
