RE: GRANT MOBILE HOME PERMIT NO. 791 - ANN M. HALL
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS, the Board of County Commissioners of Weld County,
Colorado on the 5th day of October, 1983 , considered the request
of Ann M. Hall to place a mobile home to be used as a principal
dwelling, and to be occupied in an A-Agricultural Zone District,
on a parcel of land more particularly described as follows :
Part of the NW4, Section 6 , T4N, R68W
of the 6th P.M. , Weld County, Colorado
WHEREAS, the Board of County Commissioners, having heard
the testimony, finds that said request should be granted subject
to the following conditions: 1) applicant shall apply for a build-
ing permit for the mobile home within thirty days from the date
of approval by the Board of County Commissioners; 2) prior to the
issuance of a building permit, the owner shall submit evidence
that the proposed water tap is supplying water in such a manner
as to be adequate in quality, quantity and dependability for the
proposed use; 3) a septic permit shall be obtained and the site
shall meet perk test requirements prior to the issuance of a
building permit; and 4) the mobile home shall not be occupied
until such time that the applicant has complied with conditions
1 through 3 above.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Com-
missioners of Weld County, Colorado that the request of Ann M.
Hall to place a mobile home to be used as a principal dwelling
on the above described parcel of land, which was found to be in
compliance with the Weld County Zoning Ordinance, Section 43 ,
be, and hereby is, granted subject to the conditions as above
listed.

COMMENTS:
The Department of Planning Services has not received any objections regarding this
application.
The Department of Planning Services staff recommendation for approval is conditional
upon the following:
1. The applicant shall apply for a building permit for the mobile home
within thirty (30) days from the date of approval by the Board of
County Commissioners;
2. Prior to the issuance of a building permit, the owner shall sumit
evidence that the proposed water tap is supplying water in such a
manner as to be adequate in quality, quantity and dependability
for the proposed use;
3. A septic permit shall be obtained and the site shall meet perk test
requirements prior to the issuance of a building permit;
4. The mobile home shall not be occupied until such time that the appli—
cant has complies with Conditions 1 through 3 above.

COMMENTS:
Mrs. Hall's 8.03 acre parcel is divided into two lots as a result of RE-125 (1974) .
Lot "A" is the site of her present residence. Lot "B" is currently used as pasture
for her registered Southdown sheep herd. Lot "B" is also proposed for her new mobile
home. Access to Lot "B" is gained off of Weld County Road 1 via a private access
road ("Canal Road") . Both lots are located between two ditches: The Home Supply
Ditch to the north and the Handy Ditch to the south. The property has a slight slope
to the south.
