R-1 (LOW DENSITY RESIDENTIAL), R-2 (DUPLEX RESIDENTIAL), R-3 (MEDIUM
DENSITY RESIDENTIAL), R-4 (HIGH DENSITY RESIDENTIAL), C-1 (NEIGHBORHOOD
COMMERCIAL), C-2 (GENERAL COMMERCIAL), AND CONTINUING OIL AND GAS
PRODUCTION USES IN THE MIXED USE DEVELOPMENT(MUD)OVERLAY DISTRICT-
ST. VRAIN LAKES PUD - CARMA (COLORADO), INC.
A public hearing was conducted on February 8, 2006, at 10:00 a.m., with the following present:
Commissioner M. J. Geile, Chair
Commissioner David E. Long, Pro-Tem
Commissioner William H. Jerke
Commissioner Robert D. Masden
Commissioner Glenn Vaad
Also present:
Acting Clerk to the Board, Esther Gesick
Assistant County Attorney, Lee Morrison
Planning Department representative, Kim Ogle
The following business was transacted:
I hereby certify that pursuant to a notice dated January 12, 2006, and duly published January 18,
2006, in the Fort Lupton Press, a public hearing was conducted to consider the request of Carma
(Colorado), Inc., for Change of Zone, PZ#1078, from the A(Agricultural)Zone District to the PUD
(Planned Unit Development) Zone District, with E (Estate), R-1 (Low Density Residential), R-2
(Duplex Residential), R-3 (Medium Density Residential), R-4 (High Density Residential), C-1
(Neighborhood Commercial), C-2 (General Commercial), and continuing oil and gas production
uses in the Mixed Use Development(MUD)Overlay District - St. Vrain Lakes PUD. Lee Morrison,
Assistant County Attorney, made this a matter of record. Kim Ogle, Department of Planning
Services,stated the applicant's representative,Tyler Packard, requested pre-advertisement for this
hearing date; however, the Planning Commission hearing was continued to February 16, 2006.
Mr. Ogle stated, due to continuance of the Planning Commission hearing, the applicant is
requesting a continuance of the Board of Commissioners hearing to March 15, 2006, and Planning
Services supports the request.
Tyler Packard represented the applicant and stated they are ready to proceed once the continued
Planning Commission hearing is complete. In response to Commissioner Jerke, Mr. Ogle
reiterated the Planning Commission continued the hearing to a special hearing date on Thursday,
February 16, 2006, to allow additional time to review the matter.
No public testimony was offered concerning this matter.

Commissioner Long moved to approve the request of Carma(Colorado), Inc.,for Change of Zone,
PZ#1078, from the A(Agricultural) Zone District to the PUD (Planned Unit Development) Zone
District, with E (Estate), R-1 (Low Density Residential), R-2 (Duplex Residential), R-3 (Medium
Density Residential), R-4(High Density Residential),C-1 (Neighborhood Commercial),C-2(General
Commercial), and continuing oil and gas production uses in the Mixed Use Development(MUD)
Overlay District-St.Vrain Lakes PUD,to March 15,2006,at 10:00 a.m. The motion was seconded
by Commissioner Vaad,and it carried unanimously. There being no further discussion,the hearing
was completed at 10:20 a.m.
This Certification was approved on the 13th day of February 2006.
