RE: APPROVAL OF SUBDIVISION EXEMPTION NO. 112 - RONALD JONES
AND KEITH MAHAN.
WHEREAS , the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the

affairs of Weld County, Colorado, and
WHEREAS, the Board of County Commissioners of Weld County,
Colorado has reviewed the request of Ronald Jones and Keith
o Mahan for an exemption from the definitions of "subdivision" and
"subdivided land" in Section 30-28-101 (10) , CRS 1973, as amended,
and Section 2-1 of the Weld County Subdivision Regulations, and
WHEREAS, the Board of County Commissioners finds that Ronald
Jones and Keith Mahan are owners of certain parcels of land lo-
cated in part of the South Half of Section 30 , Township 8 North,
Range 66 West of the 6th P.M. , Weld County, Colorado . Mr. Jones
would like to transfer a 4. 5 acre parcel to Mr. Mahan who will
combine it with an adjacent 20 acre parcel he owns. Said 4 . 5
acre parcel is more particularly described as follows :
A tract of land located in the Southwest
Quarter of Section 30, Township 8 North,
Range 66 West of the 6th Principal Meri-
dian, Weld County, Colorado and being more
particularly described as follows :
Beginning at the South Quarter Corner of
said Section 30 and considering the South
line of said Section 30 to bear North
90°00 ' 00" West with all other bearings
contained herein being relative thereto;
Thence North 90°00 ' 00" West along said South
line, 312. 00 feet;
Thence North 00°43 ' 27" East, 660 . 00 feet;
Thence South 90°00 ' 00" East, 312. 00 feet to
a point on the East line of the Southwest
Quarter of said Section 30 ;
Thence South 00°43' 27" West, 660. 00 feet to
the Point of Beginning.
Said tract of land contains 4 . 727 acres , of
which 0. 215 acres are included in Weld County
Road No. 88 right-of-way, resulting in a net
area of 4 . 512 acres, more or less.
No new parcels are being created. The subdivision exemption
will simply change existing property lines.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commis-
sioners of Weld County, Colorado that the abovedescribed parcel

of land be, and hereby is, declared to be exempt from the defini-
tion of "subdivision" and "subdivided land" as set forth in Sec-
tion 30-28-101 (10) , CRS 1973, as amended, and Section 2-1 of the
Weld County Subdivision Regulations, and
BE IT FURTHER RESOLVED by the Board of County Commissioners
of Weld County, Colorado that the resulting tracts of land shall
be considered single lots.
The above and foregoing Resolution was, on motion duly made
and seconded, adopted by the following vote on the 30th day of
April, A.D. , 1980.

The Department of Planning Services staff has reviewed this request and
recaanends that the request be approved for the followings reasons:

was an old hanesite which is located on a hill. No new parcels are being
