The applicant has addressed 1.A of the staff comments regarding a signage plan that was
required to be completed prior to scheduling the Board of County Commissioners hearing.

Location of signage for USR-1547 is to be at the northeast corner of the property,
approximately 10 feet from the road,in line with the existing fence that runs east/west
Size of the sign will be approximately 3 x 4 feet(Please see sketch). The sign can be
easily moved for CR 34 expansion.

SUBJECT: USR-1547, Penny and Charles Myers
The Department of Planning Services is requesting that the following condition be placed in the
resolution.
Changes to 2.a page 2 Conditions of Approval,
The crematory facilities will not have a negative impact on the surrounding properties. The facility will be
located in an existing structure on site not altering the charactor of the site. The crematory will be
located in a new structure as indicated on the plat. The existing structure on site will consist of
an office with restroom and washing facilities.
Changes to #3 page 6 of the Development Standards
No employees boyond those living on site arc permitted as stated in the application material. No more
than two outside employees are permitted. (Department of Planning Services)
The applicant is requesting to place their sign 10' from the existing edge of County Road 34, 40'
from centerline. The Weld County Code states that the sign shall be located 20' from the edge
of future right-of-way which would require the sign to be located 60' from centerline. Staff is in
support of this request with the condition that a note is added to the plat stating "At the time of
expansion of County Road 34 all on-site improvements shall be relocated in compliance
with the Weld County Code at the owners expense."

In discussing the section line access with Bruce Barker, County Attorney, we have determined that a
Nonexclusive License Agreement will not be required. This Is eferencing the proposed USR at this location as
the Myers' access fronts WCR 34, and no land-locked parcels uld be Involved,
Weld County Public Works is requesting that Item No. 1-D and 2-H4 Is eliminated from the conditions.
