Dear Mr Anderson and Mr Smith
Notice is hereby given that the property listed above, may not be in compliance with (Special Use Permit)
USR-1232 All conditions of the original permit must be in compliance by November 3, 2006 or a
Probable Cause public hearing, pursuant Chapter 23, Article II (2), Division 4, Section 23-2-270 of the
Weld County Code, will be scheduled
If the Probable Cause Hearing is scheduled, the purpose of this public hearing will be to review case
number USR-1232, for compliance with the Development Standards, as approved by the Board of County
Commissioners on July 28, 1999 to determine if probable cause exists to hold a hearing on revocation of
the permit
Information submitted to the Department of Planning Services has indicated that you are not in
compliance with the following Development Standards in regards to # of visitors, hours of operation,
shooting at targets, garbage/littering and helicopter rides over adjacent properties
• The Site Specific Development Plan and Special Review Permit is for a Guest Farm in the
A(Agricultural) Zone District as submitted in the application materials on file and subject to the
Development Standards stated herein
• The applicant must obtain a Temporary Assemblage Permit in compliance with Ordinance#85 for
any activity including more than 499 participants at any one time, providing no overnight camping
is authorized by this Development Standard
• The Special Use Permit shall be limited to the plans shown hereon and governed by the
Development Standards stated above and all applicable Weld County Regulations Major
changes from the plans and/or Development Standards as shown or stated shall require the
approval of an amendment to of the Permit by the Weld County Planning Commission and the
Board of County Commissioners before such changes from the plans and/or Development
Standards shall be permitted Any other changes shall be filed in the office of the Department of
Planning Services

If it is determined at the public hearing that there is probable cause that you are not in compliance with
USR-1232, the Board of County Commissioners will schedule a Show Cause public hearing to consider
revocation of the Use by Special Review permit
