At our Planning staff meeting this afternoon we determined that the proposed out-building/barn does not
constitute a substantial change to the existing approved USR- 1213 . No further processing for zoning purposes is
needed .

The barn showed in the USR is not the barn that blew down , the barn that blew down is not on the USR . Frank
has plot plans that show the location of the new barn . The dimensions of the new barn are approx . 99 'x166 '
including the overhang on the front . That information is in the building permit application . Thanks , please write if

Thank you for your note . I will review this with staff at the end of the week and reply next Monday with any
requirements for amendment that may need to be undertaken .
Could you please clarify one point? The existing Use by Special Review ( USR) permit shows a barn 150 ' or so
due south of a pool and house and diagonally across the driveway from a bunk house . Is this the same barn
that blew down ?
Also , do you know the approximate dimensions of the new barn ? If not , I can reference the Building Permit
application .

Dear Brad,
As requested,this letter will address the activity that is currently underway at our
location We operate a cattle ranch and as an additional farm based business operate a
guest ranch under USR 1213 The map of that USR is on file at Weld County We are
currently under construction of a new barn that is a replacement for a very old barn that
blew down during a bad wind storm dunng the winter 04/05 We knew that we wanted to
include an area for our cowboys to use while calving and working with animals in the
barn area We hoped to include a heated area for sick calves with a cement floor that
would be easy to clean, locked storage for our tack and locked storage of potentially
hazardous supplies such as medications and chemicals that farms and ranches utilize as
well as storage for other items that benefit from moisture/weather free areas We also
wanted close access to hot water for use dunng calvmg and when we were working with
liquid medications and chemicals that sometimes come in contact with skin and clothes
We also thought it would be handy to have a sink/toilet area for our convenience This
area will be located in a lean to immediately adjacent to the barn proper It includes
several locked storage areas, a larger open heated area for use during calving, a small
sitting area,two bathrooms (sink and toilet only) and small utility shower stall areas for
our use during calving and when medicating animals The utility and storage areas are
separate from the sitting and bathroom areas and will have locks on them
Upon further reflection,we realized that it was inevitable that a portion of this area would
be utilized by our guests, specifically the two bathrooms and the small sitting area The
new barn falls outside the USR area as outlined in the map we submitted for the USR
However since the bathroom/sitting area will most likely be accessed by our guests we
would like for you to please consider the best way to incorporate this into our use by
special review plan We hope that the ongmal USR can be somehow amended to add the
two bathrooms,but understand that this may not be possible Please consider our request
and let me know if you need additional information
