RE: GRANT REQUEST TO PREADVERTISE SITE SPECIFIC DEVELOPMENT PLAN AND
SECOND AMENDED USE BY SPECIAL REVIEW PERMIT #1282 -JOHN JOHNSON
WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to
Colorado statute and the Weld County Home Rule Charter, is vested with the authority of
administering the affairs of Weld County, Colorado, and
WHEREAS, the Board has received a request from John Johnson, 23016 Weld County
Road 74, Eaton, Colorado 80651,do AGPROfessionals, LLC,4350 State Highway 66, Longmont,
Colorado 80504, for preadvertisement of an application for a Site Specific Development Plan and
Second Amended Use by Special Review Permit#1282 for an Agricultural Service Establishment
primarily engaged in performing agricultural, animal husbandry, or horticultural services on a fee
or contract basis, including Livestock Confinement Operations (a livestock feeding operation for
a total of 11,240 head of cattle, including a dairy operation and 20 horses amended to include an
additional milk parlor, office/scale house, and additional pens) in the A(Agricultural)Zone District,
and
WHEREAS, said property is described as Lot B of Amended Recorded Exemption #499;
Lot B of Recorded Exemption#3535; and part of the N1/2 and part of the N1/2 SW 1/4/4 of Section 1,
Township 6 North, Range 65 West of the 6th P.M., Weld County, Colorado, and
WHEREAS,after study and review the Board deems it advisable to grant said request,with
the hearing date to be set as December 20, 2006, at 10:00 a.m.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of Weld
County, Colorado, that the request from John Johnson for preadvertisement of an application for
a Site Specific Development Plan and Second Amended Use by Special Review Permit#1282 for
an Agricultural Service Establishment primarily engaged in performing agricultural, animal
husbandry, or horticultural services on a fee or contract basis, including Livestock Confinement
Operations (a livestock feeding operation for a total of 11,240 head of cattle, including a dairy
operation and 20 horses amended to include an additional milk parlor, office/scale house, and
additional pens) in the A (Agricultural) Zone District be, and hereby is, granted.
BE IT FURTHER RESOLVED by the Board that the hearing date to consider said request
be, and hereby is, set as December 20, 2006, at 10:00 a.m.

The applicant John Johnson/JF Cattle do Cody Hollingsworth, AGPROfessionals, LLC have
requested a pre-Advertisement hearing before the Board of County Commissioners for case
number 2nd AM for:
A Site Specific Development Plan and a Special Review Permit for a A Site Specific
Development Plan and Amended Special Review Permit for an Agricultural Service
Establishment primarily engaged in performing agricultural, animal husbandry. or horticultural
services on a fee or contract basis including Livestock Confinement Operations (a livestock
feeding operation for a total of 11.240 head of cattle including a dairy operation and 20 horses
amended to include an additional milk parlor. office/.scale house and additional pens) in the A
(Agricultural) Zone District.
The applicant's request for early release letter indicates that the applicant intends to sell his
bred heifers that are scheduled to calve on June 1, 2007 and the applicant wants to have the
ability to approximately 6 months; therefore the applicant is attempting to begin construction by
the beginning of 2007 to allow the ability to milk the heifers and cows by June 1, 2007.
This case is scheduled to be heard by the Planning Commission on December 5, 2006. The
Department of Planning Services supports the applicant's request of a pre-advertisement
hearing date of December 20, 2006 (the soonest available hearing date after December 5,
2006).

To Whom It May Concern
On behalf of John Johnson and Johnson Dairy/ JF Cattle East we are requesting
to preadvertise for this Use by Special Review permit application and the early
release of the Building Permit for the proposed milk parlor. Due to economic
constraints and market demands Mr. Johnson does not intend to sell his bred
heifers that are scheduled to calve on June 1, 2007. The construction of the
proposed parlor will take approximately 6 months; therefore it is necessary to
begin construction as soon as possible to insure that Mr. Johnson will have the
ability to milk the heifers and cows due to calve June 1, 2007.
