SUBJECT: USR-1537 Martin and Carolina Barron
The applicants for USR-1537, Martin and Carolina Barron have submitted the attached
documents regarding items 1.A, 1.B and 1.C of the staff comments. The applicants have
addressed these conditions regarding a signage plan, a landscaping / screening plan and a the
future location and size of the new building that were required to be completed prior to
scheduling the Board of County Commissioners hearing.

Dear Martin and Carolina Barron:
Your application for a Site Specific Development Plan and Use by Special Review Permit#1537 for
a Home Business(truck parking, home office, and maintenance shop)in the A(Agricultural)Zone
District, has been recommended unfavorably to the Board of County Commissioners by the
Planning Commission. The legal description of the property involved is shown as Lots 1, 7, and 8,
Block 3,Aristocrat Ranchettes; being part of Section 27,Township 2 North, Range 66 West of the
6th P.M., Weld County, Colorado.
If you wish to be heard by the Board of County Commissioners, it will be necessary for you to
indicate your request by signing the bottom of this letter and returning it to this office. Regular
hearing procedures will then be followed.
In order to proceed as quickly as possible, we must receive your reply by March 1, 2006. If we are
not in receipt of your request by that date, the matter will be considered closed.

I want to comment on the request by Martin and Carolina Barron for a variance in the zoning regulation at Aristocrat
Ranchettes. I own 1.99 acres that are adjacent to the Barron property (Block 03, lots 3 & 4). I acquired the property
for a future retirement home. The location of the property was ideal—open land, beautiful view, peaceful
surroundings,and agriculture zoning regulations to prohibit or limit commercial building and/or vast neighborhoods of
homes that all look alike. The Barron request to allow truck parking and a maintenance shop along with the storage of
large equipment goes against the zoning regulations. Mr. Barron had to have known of the zoning regulations at the
time he purchased the property. As much as I hesitate to go against anyone from making a living,this case will
negatively impact my property and my future retirement plans. (I will retire in 5 years. ) I am asking the Board of
County Commissioners of Weld County to maintain the zoning regulations and not allow this type of development. It
will set a precedence and negatively impact the current residents of the subdivision. Did Mr. Barron know of the
regulations prior to or at the time he purchased his property? I strongly suspect he did and with that information, he is
choosing to go against the zoning regulation and negatively impact the current and future residents of the subdivision.

Martin and Carolina Barron
Dear Commissioners:
We are writing this in very strong protest of the request for a
Site Specific Development Plan and Use Permit #1537. We
would attend the public hearing, except for the fact that we
have to work because we do not have a Home Business.
This request does not conform to the Agriculture Zoning area
in the Aristocrat Ranchettes. This area is NOT zoned for
Home Business and any variance would not be in the best
interest of the residents living in this area. If someone wants a
business, they should move somewhere that is zoned for such.
Additional traffic, noise, trash generated by this business
would greatly interfere with residents already living in the
area. Children play, ride bikes, four-wheelers, etc in this area
and would be endangered by additional traffic. Would the
Barrons be willing to pay for any needed medical care for
anyone injured in an accident due to traffic concerns or
something else caused by their Home Business? I do not
think so.
These residents have already put up a fence which, in our
opinion, seems to signal the fact that they want this business
and if denied, will generate some kind of business anyway and
hide it from the neighborhood.

Additionally, the value of property in the Aristocrat Ranchettes
would go down, especially for those persons located within 500
feet of the business as we are, if the variance is granted. This
decline in value would not be in Weld County's best interests,
either, especially if residents currently living in this area move
and take their property taxes elsewhere—outside of Weld
County.
We strongly advise against granting this variance. It would
not be in the best interest of anyone to grant this Home
