I have reviewed the change of zone plat for PZ-1074 (Highview Ranch) and have the following changes:
1) Indicate the applicable quarter section, section, township and range after the recorded exemption #below the
plat title.
2) Remove any change of zone plat that say"Omit" and subsequently re-letter the remaining change of zone plat
notes.
3) Indicate the 30-foot fire access boundaries (indicate it separately from Tract E - it should not be identified as
Tract E).
4) Bus turn-out and mail boxes do not need to be indicated on the change of zone plat.
5)The Planning Commission Certificate shall read: "This is to certify that the Weld County Planning Commission
does hereby recommend to the Board of County Commissioners, Weld County, Colorado for their confirmation,
approval and adoption of this Zone Change as shown and described hereon this day of 20_
6)The Board of County Commissioners Certificate shall read: "This plat is accepted and approved for filing.
7)The Property Owner's Certificate shall read: "I (We), the undersigned, being the sole owners in fee of the
above described property do hereby certify the zoning as shown on the attached map."
Once these changes have been made the mylar can be submitted for recorded. Make sure that the plat is signed
and notorized prior to submitting to record.
All other remaining conditions of approval have been satisfied.

Re: PZ— 1074 PUD Highview Ranch, Response to referral received May 23, 2005
Applicant response:
1. An area near the entrance,next to the pull off,will be designated on the final plan in which to
place a bus shelter for school children. A construction plan for the bus shelter will be included with the
final plans.The shelter is proposed to look like the plan enclosed.
2. A permanent sign will be placed at the entrance to the subdivision detailing the name of the
subdivision,address and a graphical presentation of the roadways within the subdivision. The covenants
will state that the sign will be maintained by the HOA. A plan for the sign will be submitted with the
final plans.
3. The roadways within the subdivision, will be adopted by the county. The covenants will
require the HOA to maintain interior roadways if the county does not maintain them.
4. All common areas will be maintained by the HOA.
5. The oil well on the property is already fenced off in order to mitigate the potential for
tampering
6. The name of all streets, have been approved by Lin Dodge, Weld County Building Tech and
addresses assigned. The addresses and street names are presented to
Sheriff's office for their approval.
The names of the two streets in the PUD are PARENT STREET
and HIGHVIEW DRIVE

Reply to Resolution 2B and 2C
2B The applicant shall attempt to address the requirements of the Boulder Valley
Soil Conservation District, as stated in its referral received June 16, 2005.
Applicant response:
Applicant met Tina Booton, Weld County Weed Division Supervisor, at the
property to discuss a weed and dust control program. A landowner management
plan was filled out (see attached plan). Each new property will be informed that
this plan exist and that the HOA will be following this plan for the common areas
and the new property owners will be encourage to follow the plan as well.
At present, the dust is being control with a new wheat crop growing over the
entire property. The right of way area for the interior roads will disturb 4.5 acres
and the detention pond will disturb 1.8 acres. To minimize the dust, the applicant
will have one area constructed at a time and if necessary have the excavating
company spray water on disturb areas. Seeding and mulching bare areas will be
done as soon as possible after construction.
