Surveying Scope of Work and Fee Estimate
Land Survey Plat and Topographic Survey
May 10, 2006
Land Survey Plat
• Farnsworth Group will perform a Land Survey Plat on the property described in Reception Number
2649512 recorded on 10/27/98 being approximately 140.50 acres and located within the east half
of section 33, township 6 north, range 66 west. The land survey plat will also contain the adjacent
landowner's name and a vicinity map. Please note the county GIS mapping is depicting a larger
area than what is contained in the deed. This scope of work does not include performing extensive
research to determine rights for the Poudre River or the Greeley# 3 ditch.
• Farnsworth group will order a title commitment for the project. We propose to utilize Land Title
Guarantee Company to perform this service. We will use the title commitment, for identification of
record ownership and easements. We will perform supplemental research, if required, for the
establishment of the boundaries of this property as a part of our services, including survey records
at City, County, and other offices.
• Record easements will be computed and shown based upon their respective legal descriptions in
title document noted in the title commitment.
• We will perform field surveys, calculations and review of record documents.
• The Land Survey Plats will be output on 24" x 36" sheet at a suitable scale to be determined later
combined with the Topographic Survey.
• The survey will be performed in accordance with applicable State Statutes
Topographic Survey
The project limits of the topographic survey are per the attached map being approximately 228 acres.
Please note we have included the extra area based upon the county's GIS for area located at
northeast corner of the site.
• Establish horizontal project control based upon the NAD 83. The vertical datum will be based upon
NAVD 88 datum. All control information will be noted on the survey drawings with their description,
coordinated and elevations.
• Aerial Mapping —We propose to use the photogrammetric mapping firm of Kucera International as
our sub consultant for this project. The aerial mapping will be output at scale of 1" = 50 ft. with one
foot contour intervals. The limits of the mapping will be as noted above for the project limits.

• A digital ortho photo will also be provided, with a pixel resolution of approximately 0.3-ft. that will
cover the entire mapping area.
• Set approximately seven (7) aerial photo control points and tie into the control network.
• Utility information will be researched at the respective public utility agencies, and field verified
where possible, within the limits of the survey. Rim elevations on all exposed manholes and valves
will be obtained in addition to invert and pipe sizes confirmed to the best of our ability for culvert,
irrigation, storm and sanitary lines, if any, without entry into manholes. Underground utility lines for
which no surface evidence exists and for which reliable map information is unavailable will not be
shown, if not marked by utility agencies.
• This scope of work does not include the coordination with the Utility Notification Center to have
underground utilities marked.
• This scope of work includes using the sub-consultant firm of Utility Locating and Mapping
Consultants to mark the location of the dry utilities for which we have budget a maximum of twenty
(20) man-hours. We will also field locate the dry utility markings marked by our sub-consultant.
This information with then be complied into our overall base map and reconciled with utility
company map information.
• Perform supplemental design surveys as necessary to supplement the aerial mapping, along with
related office support for obtaining miscellaneous data needed for completing the design services.
This data will be merged into the overall drawing.
• This project does not include preparing permission to enter forms. Our field crew will try to contact
any visible homeowners or tenants in the project area. This scope assumes that the county will
assist us with access issues on site.
Deliverables:
• The deliverable for this project will be one set of paper plots and a CD with the electronic copy of
the survey information, in AutoCAD format based upon the Farnsworth Group Layering System. In
addition, we will provide a file with Farnsworth's CAD standards for surveying that will have the
layers, line types, symbols, etc. that are used by our surveying sections. The surface model will
also be provided in Eagle Point format.
Schedule:
We shall commence our fieldwork for the aerial mapping portion within one week of noticed to
proceed and shall complete the project within eight weeks after notice to proceed.
Proposed Fee:
Farnsworth Group will perform the above-noted Services on an hourly basis not to exceed $46,000, to
be billed in accordance with our Weld County Approved Rate Schedule.
A more detailed breakdown of estimated maximum fees is provided on the Project Budget Worksheet,
attached hereto for reference.

Note: The proposed scope of work does not include re-setting section corners, one-quarter corners
and one-sixteenth corners or replacing those corners, if necessary to comply with State Board
of Registration monumentation rules. If those services are required, you will be notified
immediately and the fee estimate revised accordingly. This proposal assumes that average
survey/boundary conditions exist in the area to be surveyed. It is not uncommon to have
conflicting monumentation and/or lines of title. These are normally "worked out" during the
process of the survey if not excessive. Occasionally major conflicts and/or discrepancies exist
that require time and effort beyond "average survey/boundary conditions". If this occurs, you
will be immediately notified, the problems discussed, and an appropriate course of action
determined (with the owner's input) to complete the survey.

Brief description of the problem/issue:
Under the present Professional Services Agreement with the Farnsworth Group, Public Works is requesting Farnsworth
Group to complete topographic survey and land survey plat, legal descriptions and exhibits for the proposed Sheep's
Draw Gravel Quarry project. The anticipated work will not exceed $46,000. This work is required to be completed for the
permitting process with the State of Colorado. The topographic surveying will be performed using aerial methods, in
which the Engineering Division does not have the capability to complete.
What options exist for the Board? (Include consequences,impacts, costs,etc.of options)
Option#1: Approve the work order. This approval would allow for the permitting process to continue under the current
schedule of permitting this proposed pit by the end of 2006.
Option#2: Not approve the work order. This action would create a delay in proceeding with the permitting process
Recommendation to the Board:
Public Works recommends approval of this Work Order and requests signature on the enclosed Exhibit "A" Work Order
form. Thank you for your consideration.
