I'have looked over the paper plats and have the following corrections
The note regarding the future expansion of CR 27 should be changed to say the following
"future road 27 right-of-way (pointing to line) lane until the ROW is necessary for a public road, the applicant may
install and maintain fencing, landscaping, signage and similar structures but specifically excluding sheds or similar
storage structures within the future right-of-way The applicant agrees to waive compensation for the value and
expense of removal of those structures if the row is necessary for public road expansion "
Also the Department of Public Works has requested as in number 1 h 9 of the resolution that a retention facility
shall be installed in the southwest corner of the property to retain any run-off that may occur from the existing
structure and paved parking lot areas the application must take into consideration stormwater capture/quantity
and provide accordingly for Best Management Practices
I spoke with Don in the Public Works and he is just asking for you to delineate it on the map
Other than that it looks great I have sent a memo to the building department allowing the release of
building permit but they will not issue the CO on the property until the Mylar is turned in to me

Dear Jacqueline,
Following you will find our comments to issues and concerns reflected in referrals submitted by
agencies listed below
A. Environmental Health Services
See attached letter and plan submitted for approval
B Department of Building Inspection
Response to referral dated November 28,2005. On December 27th,2005,2 complete sets of
engineer stamped plans were submitted to the Building Dept.for review and permits.All
concerns listed by the Building Dept.were addressed in the plans, such as codes,
construction requirements,etc.
C City of Fort Lupton
As the city of Fort Lupton did not object to the referral,but only commented,I
will try to address their comments:
Item 1: 3 proposed accessory units exceeds 4%of the total lot area...Since plans
have been submitted,and approved by Weld County Commisioners, I
believe this is no longer an issue.
Item 2: We have not contacted the Colorado State Historical Fund at this point,
but may do so in the future.
Item 3. Do to the time-frame of getting commercial or industrial zoning,we
elected to go with USR,as recommended by the Weld County planning
staff.
D. City of Brighton
The City of Brighton commented that they believed the 60'x30' and 24'x160'
sheds should be shifted further west. We believe that both sheds fall within the Weld County
requirements,as proposed on the site plan.
E Property Maintenance Plan
All maintenance to the property shall be in compliance with Section 23-2-250 13 7. Lawn
and landscaping will be maintained on a weekly basis,along with weed control on all non-
landscaped property.

Re: USR 1535 Waste Handling Plan
All solid waste generated by normal office and warehouse activity will be stored m
dumpsters located m an enclosed area(noted on site plan), and disposed of once or twice
weekly, dependant on need,by a reputable disposal company.
Oil drained from equipment and vehicles, approximately 150 gallons per year, is stored in
55 gallon drums, and disposed of by.

No other chemicals,etc.,which would require special handling and disposal,are used in
Wayne's Electric Contracting business.
I believe this letter should address all concerns of the Weld County Public Health and
Environmental Health.
