This Supplemental Statement is intended to be part of the Application for Subdivision Exemption submitted herewith by Exeter Drilling Northern, Inc. , (hereafter referred to as "Applicant") . Applicant purchased 18. 40 acres of land, (hereafter referred to as "Walter Stearns property" ) , previously abutting the Town of Platteville, Colorado on the south. By proceedings undertaken by Walter Stearns, 16 . 4 acres of that property was annexed to the Town of Platteville. The Applica- tion relates to the 2-acre portion of the Walter Stearns property which was not annexed to Platteville, (hereafter referred to as "2 acre tract" ) . After the contract between Walter Stearns, as seller, and Applicant, as purchaser, was signed it was discovered that Mr. and Mrs. Fred Lorenz, the owners of property abutting the Walter Stearns property on the south, had been using a portion of the property along the "old Highway 85" , which highway is now thought to be abandoned, as access to and from their property to the road known as Business Highway 85, or Main Street. An irrigation lateral also ran across the southerly portion of the "2 acre tract. " To accommodate the continued and uninterrupted use of the access road and the irrigation lateral, Mr. and Mrs . Fred Lorenz have agreed to purchase the "2 acre tract" if County Subdivision Exemption can be obtained. The Walter Stearns property is outlined on the attached Exhibit which also locates approximately the "old Highway 85" roadway as it crosses the "2 acre tract. " The Stearns Annexation Zoning Plat attached to the Application outlines the "2 acre tract" sought to be exempted from Weld County Subdivision Regulations. Prior to the acquisition of the property by Applicant, Walter Stearns had the northerly 16. 4 acres annexed to the Town of Platteville. The uses of the "2 acre tract" and the portion of the Lorenz property abutting it on the south are compatible. The "2 acre tract" is abutted on the east by U.S. Highway 85 and on the west by "Business Highway 85. " It is believed that the transfer of the "2 acre tract" to the Lorenzes is compatible with conditions existing in the area and with the Weld County planning.
