Section 9-3 A. states: "The Subdivision Exemption is intended for the division of a parcel or interest in a parcel which does not result in the creation of a new residential or permanent building site, for adjustment of property lines between two contiguous parcels, and for the temporary use of a parcel for public utility facilities." This request would allow the applicant to split three (3) parcels of 1.0 acres each from the property in order to establish separate building sites. One proposed parcel presently contains a single family dwelling. The remaining proposed parcels are unimproved; and Because approval of this request would create four (4) separate parcels of land, the Department of Planning Services staff feels that this subdivision exemption evades the purpose, regulations and terms of a "subdivision" and "subdivided land," as defined in paragraph (A) of Subsection 2-1 of the Weld County Subdivision Regulations. A recorded exemption could be utilized to request a division of the three (3) acres from the Country Club (further division would then require appropriate substitute rezoning steps and a Planned Unit Development could be applied for development of the site or rezoning to "R-1" (Residential) with a subsequent subdivision filing could be utilized to pursue site development. My Commissi expires: , . 1063/ The Eaton Country Club is applying for a subdivision Exemption to sell an existing single family dwelling on a one acre lot and two additional one acre lots for single family dwellings. The existing home has been used as living quarters for the golf course superintendent. That use is limited as a benefit today because superintendents wish to establish equity in their own homes. The two adjacent lots are outside the boundary of play on the course and serve no purpose to the club. Eaton Country Club has served Weld County as an important recreational facility for many years. It provides much needed rural recreation, serves as an established greenbelt area, and nays it's fair share of taxes. The purpose of this request is to preserve those oenefits to the county and surrounding communities. As population trends in the area continue to increase, Eaton Country Club finds the use of its facilities declining. Informal studies show us thattbhe present facilities are not attractive to full family par- ticipation and the present debt structure does not allow any modest improvements. Unless this trend is reversed, the very existence of this recreational facility is in jeopardy. Granting this request will allow a reduction of debt and some modest improvements to the existing facility. Any improvements made will be geared to enhancing a full family atmosphere.
