RESOLUTION
RE: APPROVAL OF SUBDIVISION EXEMPTION NO. 159 - N. EUGENE AND
FERN L. BROWNWOOD
WHEREAS, the Board of County Commissioners of Weld County,
Coloraido, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS, the Board has reviewed the request of N. Eugene
and Fern L. Brownwood for an exemption from the definitions of
LU "subdivision" and "subdivided land" in Section 30-28-101 (10) (d) ,
CRS 1973, as amended, and Section 2-1 A. (3) of the Weld County
Subdivision Regulations, and
WHEREAS, the Board of County Commissioners finds that N.
Eugene and Fern L. Brownwood are the owners of a certain parcel
= of land located in part of the SE4, Section 25, T4N, R67W of the
6th P.M. , and
WHEREAS, N. Eugene and Fern L. Brownwood desire to combine
two parcels, of 158 acres and 2 acres, to create a single parcel
z of 160 acres, said parcels being more particularly described as
follows, to-wit:

A tract of land 425 feet East and West by
240 feet North and South and being situated
in the Southeast Corner of the North Half
(Nh) of the Southeast Quarter (SEa) of
Section Twenty-five (25) , Township Four (4)
North, Range Sixty-seven (67) West of the
6th P.M. , EXCEPT a strip of land 20 feet in
width off of the extreme East side of the
Southeast Quarter (SEa) of Section Twenty-five
(25) , Township Four (4) North, Range Sixty-
seven (67) West of the 6th P.M. , as conveyed
to Weld County in deed recorded in Book 612,
page 329 of the Weld County Records.

All of the Southeast Quarter (SEa) of Section
Twenty-five (25) , Township Four (4) North,
Range Sixty-seven (67) West of the 6th P.M. ,
Weld County, Colorado, EXCEPTING a tract of
land 425 feet East and West by 240 feet North
and South and being situated in the Southeast
Corner of the North Half (N1) of the Southeast
Quarter (SEa) of Section Twenty-five (25) , also

WHEREAS, the combining of the two parcels above described,
— shall result in a single parcel of 160 acres.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Com-

missioners of Weld County, Colorado that the above described par-
cels be, and hereby are, declared to be exempt from the definitions
-- of "subdivision" and "subdivided land" as set forth in Section
30-28-101 (10) , CRS 1973, as amended, and Section 2-1 A. (3) of the

The above and foregoing Resolution was, on motion duly made

A. The owner purchased the entire property by purchasing
an undivided one-third interest in and to the improve-
ments situate upon the property and by exchanging other
property for the remaining interest in the S'E3 of Sec-
tion 25, Township 4 North, aange 67 Vest of the 6th
P.M. , in Weld County;
The owner seeks to restore the property to one unit
without a recorded exemption.
The property was originally contracted for and pur-
chased in two parcels for economic reasons. The Sub-
division Exemption will permit the parcels to be re-
united which will be the best use for it.
