To the planning staff, and members of Commission.
I Mark Zigray live at 9778 WCR 80 just south of the property in question. I
am unable to attend this hearing but wanted to share some concerns with
you. I am not against their right to develop the property. I have talked with
Brad Mueller at length on the phone so he may be able to answer questions
or give more information than what is in this letter.
#1.) The proposed entrance to this subdivision is directly across from my
driveway that would put the lights at night shinning into our windows. Since
my home is approx. 100 feet from WCR 80, I'm sure you can see that that
would be irritating. I would ask that it be shifted to the West approx. 60 feet.
This would line it up with my neighbor's driveway(s). Please understand I
do not ask this to merely shift the problem to them, it is because their homes
are over 400 feet from WCR 80 and it would be much less impact to them.
And it would still meet CDOT's desire to have it enter across from an
existing road or driveway. Presently there are nine lots but with auxiliary
quarters that they are requesting and possible future development it could be
a real Night Mare no pun intended.
#2.) I would ask if this is the best plan for Weld County. I don't understand
the large agriculture out lot. The property was not farmed this last year. And
I believe when it was sold it was sold without water. I believe Mr. Wilbur
Miller told me years ago that the water belonged to the City of Thornton. If
I'm wrong I apologize. If there is no water it seems like it would be further
developed, and would this be the best layout, in such an event? I do think it's
great that the developer is using Mr. Miller's name for one of the streets.
#3.) Last of all I would request that there not be granted an administrative
review but that a public hearing be held. I was told by the developer's that
they would look at moving the entrance so that it would not impact my
family and that they would call me, this was at the Oct. 3 Planning
Commission hearing. I have not heard from them yet.
