Subject: From a Weld County Resident
Hello. It might be too late to express my opinion, as I only heard of the proposed bird farm in
unincorporated Frederick this morning, and could not attend the hearing.
Please do not approve this! I am worried about the smell a poultry farm will bring to the area, as
well as possible health risks. This section of Weld County is not 'country' anymore, and is
growing more populated each day.
Please do what you can to maintain our quality of life.

To Whom It May Concern:
We own block 26, the property directly south of road 16 3/4, at the address of 5264 WCR
16 %. Regarding the application for a commercial game bird operation and a concrete
forming business under consideration for use by special review, we would like to express
our opposition. First of all, the property in question is only lot 25 and not lots 2 and 3.
They have been using this lot illegally for several years for this purpose. This lot is a
residential lot and the use is not compatible with the neighborhood. In regards to the
commercial game bird operation, we believe there is not an adequate amount of distance
from existing homes to not subject the neighbors to undue health risks, noise, and smell.
We are not aware of any environmental impact studies done to address the possible health
risks to the neighbors who would be affected if this operation were to be allowed. Also,
the loss of property value to the surrounding properties would be very substantial.
Concerning the concrete forming home business, we would not be opposed to this if they
were to use lots 2 & 3. We do oppose the use of lot 25. Because lot 25 is a separate lot
and no home exists on this property, a home business would not be applicable. Again,
they have been using lot 25 illegally for several years now, storing commercial
equipment in violation of Weld County Ordinances. In the past, because of the game bird
kennel that is already on the property and the amount of equipment they have would not
fit on this one acre lot, they have been leaving it on the 16 right of way, causing undue
hazards to the neighbors. Also, because 16' is not an improved two lane county road,
the large trucks and equipment they drive down the road causes traffic problems and
danger to children walking to and from the bus stop.
In conclusion, this area has been, and is being developed for low density residential
homes. We ask that the Weld County Planning Commission please consider this and
deny this requested use.
