RESOLUTION
RE: APPROVE REPLAT OF LOTS 30, 53 AND 54 OF WESTRIDGE SUBDIVISION,
4TH FILING, WELD COUNTY, COLORADO
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS, on the 20th day of April, 1983 , a public hearing
was held before the Board of County Commissioners of Weld County,
Colorado upon the application of Westridge Subdivision for a re-
plat of Lots 30, 53 and 54 , 4th Filing, Westridge, a subdivision
in Weld County, Colorado, being more particularly described as
follows:
Lots 30 , 53 and 54, Westridge, 4th Filing
Located in the Southeast Quarter of Section
16 , Township 5 North, Range 66 West of the
6th Principal Meridian, Weld County, Colorado,
being more particularly described as follows:
Commencing at the center of said Section 16
and considering the North line of the Southeast
Quarter of said Section 16 to bear North 89°46 ' 15"
East with all other bearings contained herein
being relative thereto;
Thence North 89°46 ' 15" East along said North
line of the Southeast Quarter, 470 . 43 feet;
Thence South 00°13 ' 45" East, 40 . 00 feet to the
Northwest Corner of Lot 30, Westridge, Fourth
Filing and the True Point of Beginning;
Thence North 89°46 ' 15" East, 550. 05 feet;
Thence along the arc of a curve to the right
whose radius is 160 . 00 feet, central angle is

WHEREAS, the Board of County Commissioners heard all of the
testimony and statements of those present, has studied the request
of the applicant and the recommendations of the Weld County Plan-
ning Commission and all of the exhibits and evidence presented in
this matter, and having been fully informed, finds that:
1. The submitted request is in compliance with the resubdivi-
sion procedures submittal requirements as listed in Sec-
tion 6-4B (1) of the Weld County Subdivision Regulations.
2. The parcels being replatted are in compliance with all
applicable regulations.
3. There has been no change to drainage easements or rights-
of-way reserved for drainage.
4. The plat has not been altered in any way which would ad-
versely affect the character of the original subdivision
plat.
5. On March 10, 1983 , the Weld County Utilities Coordinating
Advisory Board recommended approval of the utility easements
for this replat.
6 . On March 22, 1983 , the Greeley Planning Commission recom-
mended approval of the replat with specific recommendations
for the proposed Lots 30 "A" and "B" .
7. The Weld County Health Department, Weld County Engineering
Department and the Milliken Fire Protection District have
presented no objections to this proposal.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Com-
missioners of Weld County, Colorado that the application for a replat
of Lots 30 , 53 and 54 of Westridge Subdivision, 4th Filing, be and
hereby is, granted subject to the condition that the following
notes are placed on the plat prior to recording it in the Clerk
and Recorder' s Office:

1 . Prior to the issuance of building permits on Lots 30 "B" ;
53 "A" ; and 54 "B" , evidence of adequate water and sewer
systems shall be demonstrated to the Department of Plan-
ning Services staff.
2. Ingress and egress to 59th Avenue shall not be permitted
from Lots 30 "B" ; 53 "A" ; and 54 "A" as shown hereon.
Ingress and egress is permitted to 24th Street Road and
26th Street Road.
The above and foregoing Resolution was, on motion duly made
and seconded, adopted by the following vote on the 20th day of
April, A.D. , 1983.

Moved by Fred Otis that the following resolution be introduced for
passage by the Weld County Planning Commission:
Be it Resolved by the Weld County Planning Commission that the Subdivision
Re Plat of Westridge 4th Filing located on the following described pr'-
perty in Weld County, Colorado, to-wit:
Lots 30, 53, 54, Westridge Subdivision, 4th Filing

for the following reasons:
1. The submitted request is in compliance with the resubdivision

mission, do hereby certify that the above and foregoing Resolution is a true copy
of the Resolution of the Planning Commission of Weld County, Colorado, adopted on
April 5, 1983 and recorded in Book No. VIII of the proceedings of
the said Planning Commission.
