Nµ 4,. 1', _ a...Jri �i Rgi a __.......,x......m„x • • 400/400Z %V3 49:9T 90/90/90 A(, 1 MEMORANDUM TO: Board of County Commissioners 8/7/2006 COLORADO FROM: Chris Gathman - Planner II SUBJECT: Recommended Changes to PF-1095 resolution Planning Staff recommends the following revisions to the PF-1095 resolution: 1) Criteria of Approval 2.D - Second sentence (page 2) shall be modified to read: "Individual sewage disposal systems"vs. "Individual sewer disposal systems". 2) Criteria of Approval 2.E - first sentence (page 2) shall be modified to read: "The applicant is proposing an interior roadway with two 12-foot asphalt lanes and two 3-foot shoulders." 3) Condition of Approval 1.C (page 3) - "Mountain View Fire Protection District"shall be replaced with "Ault Fire Protection District" 4) Remove Condition of Approval 1.1 (page 4) 5) Remove Condition of Approval 1.J (page 4) 6) Condition of Approval 1.K (page 4) : "The applicant shall submit evidence that the water tap intended to service the outlot at the entrance to the subdivision has been transferred to the Homeowners'Association" - Move to Note 2.K and renumber subsequent notes (page 6) and revise to read: "Prior to release of residential building permits,evidence shall be submitted that the water tap intended to service the outlot at the entrance to the subdivision has been • transferred to the Homeowners'Association" 7) Condition of Approval 1.L (page 5) - "Mountain View Fire Protection District"shall be replaced with "Ault Fire Protection District". 8) "The applicant shall address the recommendations of the Weld County Sheriffs Office as stated in their referral dated July 27, 2006. Written evidence of such shall be provided to the Department of Planning Services." Add as Condition of Approval 1.O (and re-letter subsequent conditions) - (page 5) 9) Note AC (page 8) shall be changed from "compiling"to "complying". 10) Note 2.J shall be advised to read: "A cash-in-lieu of land dedication fee, in the amount of $10,931.13 ($1,214.57 per residential lot), shall be paid to Weld County School District RE-4 at the time of Building Permit submittal. Applicant will dedicate to the Waterford Hill PUD Homeowners Association, the roadways, parking areas, drives, drainage and utility easements, and open space located within the Waterford PUD, for the private use of members of the Homeowners Association, with the exception of access for emergency workers. The Waterford Hill PUD Homeowners Association shall be solely responsible for the construction,maintenance and upkeep of the roadways, parking areas, drives, drainage and utility easements and open space located within the boundaries of the Waterford Hill PUD.
