RE: GRANT MOBILE HOME PERMIT NO. 884 - ALBERT HEDGES
WHEREAS , the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, on the 30th day of May, 1984 , considered the request
of Albert Hedges for a mobile home to be used as a principal
dwelling, and
WHEREAS , said mobile home is to be occupied in an A-Agri-
cultural Zone District on a parcel of land more particularly de-
scribed as follows:
Lot 8 , Block 1 , Sunny Acres Subdivision; NE4
of Section 13 , Township 1 North, Range 66 West
of the 6th P.M. , Weld County, Colorado
WHEREAS, the Board of County Commissioners, having heard
the testimony, finds that said request should be granted subject
to the following conditions: 1) the applicant shall apply for a
building permit for the mobile home within thirty days from the
date of approval by the Board of County Commissioners; 2) a sep-
tic permit shall be obtained and the site shall meet percolation
test requirements prior to the issuance of a building permit;
3) prior to the issuance of a building permit, the owner shall
submit evidence that the proposed well is supplying water in such
a manner as to be adequate in duality, quantity and dependability
for the proposed use; and 4) the mobile home shall not be occupied
until such time that the applicant has complied with Conditions
1 , 2 and 3 above.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Com-
missioners of Weld County, Colorado that the reauest of Albert
Hedges for permission to place a mobile home to be used as a
principal dwelling on the above described parcel of land, which
was found to be in compliance with Section 43 of the Weld County
Zoning Ordinance be, and hereby is , granted subject to the herein-
above listed conditions.

Location: Approximately 3 miles north of Lochbuie; west of WCR 37 and north
of Fair Lane.
The Department of Planning Services staff has reviewed this request and
recommends that the request be approved for the reasons:

COMMENTS:
The Department of Planning Services has received several phone calls objecting
to the placement of a mobile home in this subdivision.
The Department of Planning Services staff recommendation for approval is
conditional upon:
1. The applicant applying for a building permit for the mobile home within
thirty (30) days from the date of approval by the Board of County
Commissioners.
2. A septic permit shall be obtained and the site shall meet percolation
test requirements prior to the issuance of a building permit.
3. Prior to the issuance of a building permit, the owner shall submit
evidence that the proposed well is supplying water in such a manner as to
be adequate in quality, quantity and dependability for the proposed use.
4. The mobile home shall not be occupied until such time that the applicant
has complied with Conditions 1, 2 and 3 above.

COMMENTS:
Subject property is located within a rural subdivision zoned agricultural. The two
and one-half acre lot is vacant and it has access to Fair Lane, a gravel road. The
site has been disturbed for a foundation. There are 37 or more residences in the
Sunny Acres Subdivision, and several residences are modular units. Also, two mobile
homes are located south of the Hedges property: the McCabes have a principal dwelling
and the Huhmans have a temporary use during the construction of a residence.

I own a 2 Acre Lot at 17955 Fairlane, in the Sunny Acres Subdivision
East of Fort I.,upton.
I want to put a DoubleWide Mobile Home (HUD Approved) that meets or
exceeds all the requirements of the recently passed S.B. 102. I
am puttin ; the home on a permanent enineered perimeter foundation,
and the frames, wheels and axles will all be returned to the factory.
The home will be permanently attached to the foundation and become
part of the deed.
The home has a 3-12 pitched roof,completely shin ;led and has masonite
sidin . It will not clash with any other homes in the subdivision.
This home meets or exceeds all the standards stated in Senate Bill
102 re ardinr re(ulation of manufactured housin ,. T snow that the
ue
bill will be effective January 1st. However 0 increasins costs and
escalatin. interest rates, and my own schedule for doin the work,
would like to proceed now.
I hope you find it your wisdom to :rant me the necessary buildin
permits.

Dear Sir;
This letter is to inform you that the people who live with in 500 ft. of lot 8 block 1
in Sunny Acers Subdivision did not have any one objectto putting that type of house on
that lot. There a double wide trailer all ready there, and this is not a trailer becouse
there is not a frame or a axle under this home and it will be on a engineered foundtaion.
I would appreciate emmediate attention on this matter or at least ago ahead on the foundtion
so i can orrder the home.It will take about 30 days to have the home built, and by that
time the permit should finished.
