The Department of Planning Services staff has reviewed this request and
recommends that the request be approved for the following reasons:

COMMENTS:
Special Use Permit #457 granted Andrew Hop Jr. a future residential building
site in 1981 for the A Bar A Dairy Operation. Mr. Hop and his son-in-law,
Greg Danhoff, would like to describe a 2.5 acre portion of the farm for
financing purposes only, in order to construct the permitted residence. This
Subdivision Exemption, if approved, would not create a separate legal lot.

COMMENTS:
Subject site is relatively flat farmland with a slight slope to the southeast. The
80 acre parcel is irrigated cropland (corn) with a dairy operation. Existing
improvements include a residence, mobile home, 3 garages, 5 sheds, corrals,
milking barn and office. Existing access is to Weld County Road 47-1/2, a gravel
road. The Subdivision Exemption site is due west of the existing dairy; north of the
Smith Lateral Ditch and east of a farm access road. The proposed residence would gain
access to U.S. 34 by way of the farm access road.

The purpose of my request for a subdivision exemption is in order
to obtain financing to construct a home.
I am requesting an exemption on 2. 5 A of land of an $0 A. parcel
owned by Andrew Hop, Jr. , my father-in-law.
My brother-in-law and I have purchased this farm under a land contract,
but will not receive title until final payment. In 19$1 we built a
dairy on this farm and when this was approved by the Commissioners
and the Weld County Planning Commission a future home site was also
approved on the 2. 5 A. It is this site that we are requesting an
exemption on.
