RE: SITE SPECIFIC DEVELOPMENT PLAN AND USE BY SPECIAL REVIEW PERMIT#1538
FOR A HOME BUSINESS (MORRISON ENGINEERING) IN THE A (AGRICULTURAL)
ZONE DISTRICT- MATTHEW AND KRISTI MORRISON
A public hearing was conducted on May 3, 2006, at 10:00 a.m., with the following present:
Commissioner M. J. Geile, Chair
Commissioner David E. Long, Pro-Tem
Commissioner William H. Jerke
Commissioner Robert D. Masden
Commissioner Glenn Vaad
Also present:

The following business was transacted:
I hereby certify that pursuant to a notice dated April 14, 2006,and duly published April 19,2006, in
the Fort Lupton Press,a public hearing was conducted to consider the request of Matthew and Kristi
Morrison fora Site Specific Development Plan and Use by Special Review Permit#1538 for a Home
Business (Morrison Engineering) in the A (Agricultural) Zone District. Bruce Barker, County
Attorney, made this a matter of record. Kim Ogle, Department of Planning Services, presented a
brief summary of the proposal,entered the favorable recommendation of the Planning Commission
into the record as written, and gave a brief description of the location of the site. He stated the
property is within the three-mile referral area for the Towns of Berthoud,Johnstown,and Mead. He
stated nine referral agencies reviewed the proposal,and eight responded with comments that have
been addressed in the Conditions of Approval and Development Standards.
Char Davis, Department of Public Health and Environment, stated the site will be serviced by the
Little Thompson Water District and a permitted septic system.
Donald Carroll, Department of Public Works, stated the site is accessed from the cul-de-sac on
Sage Court,approximately 300 feet north of Weld County Road 42. He stated there is an existing
home and outbuilding, and there will be no additional employees or customer traffic.
Matthew Morrison,applicant,stated he operates an engineering consulting firm for building projects.
Responding to Chair Geile, Mr. Morrison stated he has reviewed and concurs with the Conditions
of Approval and Development Standards as proposed.
No public testimony was offered concerning this matter.

Commissioner Vaad moved to approve the request of Matthew and Kristi Morrison for a Site Specific
Development Plan and Use by Special Review Permit #1538 for a Home Business (Morrison
Engineering)in the A(Agricultural)Zone District, based on the recommendations of the Planning
staff and the Planning Commission,with the Conditions of Approval and Development Standards
as entered into the record. The motion was seconded by Commissioner Masden, and it carried
unanimously. There being no further discussion, the hearing was completed at 10:10 a.m.
This Certification was approved on the 8th day of May 2006.
