ZONE DISTRICT
WHEREAS,the Board of County Commissioners of Weld County, Colorado, pursuant to
Colorado statute and the Weld County Home Rule Charter, is vested with the authority of
administering the affairs of Weld County, Colorado, and
WHEREAS,the Board has received a request from Ridgeview Farms, LLC,c/o Casseday
Creative Designs,55 South Elm Avenue,Suite 210, Eaton,Colorado 80615,for preadvertisement
of an application for a Change of Zone, PZ#1090,from theA(Agricultural)Zone District to the PUD
(Planned Unit Development)Zone District for 24 residential lots and 9.7 acres of open space, and
WHEREAS,said property is described as Part of the N E1/4 of Section 23,Township 6 North,
Range 66 West of the 6th P.M., Weld County, Colorado, and
WHEREAS,after EREAS,after study and review the Board deems it advisable to grant said request,with
the hearing date to be set as March 1, 2006, at 10:00 a.m.
NOW,THEREFORE,BE IT RESOLVED by the Board of County Commissioners of Weld
County, Colorado, that the request from Ridgeview Farms, LLC, c/o Casseday Creative Designs
for preadvertisement of an application for Change of Zone, PZ#1090, be, and hereby is, granted.
BE IT FURTHER RESOLVED by the Board that the hearing date to consider said request
be, and hereby is, set as March 1, 2006, at 10:00 a.m.
The above and foregoing Resolution was,on motion duly made and seconded,adopted by
the following vote on the 30th day of January, A.D., 2006.

COLORADO SUBJECT: Request for Pre-advertisement
Ridgeview Farms, LLC, Go Casseday Creative Designs has submitted a request that the
application for Change of Zone, PZ#1090, which will be heard by the Planning Commission on
February 7,2006,be pre-advertised. If you wish to approve this request,a hearing before the Board
on March 1, 2006, will allow adequate time for advertising.

SUBJECT: Pre-Advertisement for PZ-1090, Ridgeview Farms
APPLICANT: Ridgeview Farms, LLC do Bradley Keirnes, Manager
REPRESENTATIVE: Casseday Creative Designs
PZ-1090, Ridgeview Farms Change of Zone, was originally scheduled for the January 3,
Planning Commission hearing. In the process of notifying the properties mineral owners, in
accordance with Colorado Revised Statute, C.R.S.24-65.5-103, the applicant discovered that
the mineral lease had been sold.
The case is scheduled to be heard by the Planning Commission on February 7, 2006. The
applicant has assured staff that the conditions that are required prior to scheduling the Board of
County Commissioners hearing can be quickly completed. Planning Staff is in support of the
pre-advertisement for PZ-1090.
