RE: APPROVAL OF SUBDIVISION EXEMPTION NO. 113 - MR. AND MRS .
ELISHA GLARDON, ET AL.
WHEREAS, the Board of County Commissioners of Weld County,

Colorado, pursuant to Colorado statute and the Weld County Home
o Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and

WHEREAS, the Board of County Commissioners of Weld County,
Colorado has reviewed the request of Mr. and Mrs. Elisha Glardon,
et al. for an exemption from the definitions of "subdivision"
and "subdivided land" in Section 30-28-101 (10) , CRS 1973, as
amended, and Section 2-1 of the Weld County Subdivision Regula-
tions, and
WHEREAS, the Board of County Commissioners finds that Mr.
and Mrs. Elisha Glardon, et al. , are owners of certain parcels
of land located in part of the South Half of Section 19, Town-
ship 1 North, Range 67 West of the 6th P.M. , Weld County, Colo-
rado. Mr. and Mrs. Elisha Glardon wish to transfer a 91 acre
parcel to their son who will combine it with an adjacent three
acre parcel he owns. The legal description of the property owned
by Mr. and Mrs. Elisha Glardon and James and Barbara Glardon is
as follows :
ELISHA AND ZELLA GLARDON
The South Half of the Southeast Quarter of
Section 19, Township 1 North, Range 67 West
of the 6th P.M. , and all that part of the
South Half of the Southwest Quarter of said
Section 19, lying North of the East Branch
of the Bull Canal and Easterly of Lateral
No. 2 of said Bull Canal as the said East
Branch and Lateral Ditch are described in
the deed from the Western Land Company to
the Farmer' s Reservoir and Irrigation
Company, dated August 14 , 1913, recorded
in Book 406 at Page 296 in the Office of
the County Clerk and Recorder of Weld
County, Colorado; EXCEPT that part of the
Southeast Quarter of Section 19, Township
1 North, Range 67 West of the 6th P.M. ,
Weld County, Colorado, described as :
Beginning at the Southeast Corner of said
Southeast Quarter, Thence North 90°00 ' 00"
West on an assumed bearing along the South
line of said Southeast Quarter a distance
of 1, 328 . 41 feet to the True Point of
Beginning;
Thence North 00°00' 00" East a distance of
562. 00 feet to a point on the South right-
of-way line of the Bull Canal;

Said tract of land contains 93 acres (scaled)
more or less and is subject to County Road
rights-of-way on the South and East sides
thereof.

6th P.M. , Weld County, Colorado, described as:
Beginning at the Southeast Corner of said
Southeast Quarter, Thence North 90°00 ' 00"
West on an assumed bearing along the South
line of said Southeast Quarter a distance of
1, 328. 41 feet to the True Point of Beginning;
Thence North 00°00 ' 00" East a distance of
562 . 00 feet to a point on the South right-
of-way line of the Bull Canal;
Thence South 80°51 ' 50" West along said right-
of-way line a distance of 89. 15 feet;
Thence North 73°50' 50" West along said South
right-of-way line a distance of 153. 02 feet
to a point;
Thence South 00°00' 00" West a distance of
590. 42 feet to a point on the South line of
said Southeast Quarter;
Thence South 90°00' 00" East a distance of
235. 00 feet to the True Point of Beginning.
No new parcels are being created. The subdivision exemptions
will reduce Mr. and Mrs . Elisha Glardon' s property from 93 acres
to 2 acres. The balance of the property (91 acres) will be com-
bined with the 3 acres owned by James and Barbara Glardon.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Com-
missioners of Weld County, Colorado that the abovedescribed par-
cels be, and hereby are, declared to be exempt from the defini-
tions of "subdivision" and "subdivided land" as set forth in
Section 30-28-101 (10) , CRS 1973 , as amended and Section 2-1 of
the Weld County Subdivision Regulations, and
BE IT FURTHER RESOLVED by the Board of County Commissioners
of Weld County, Colorado that the resulting tract of land of
James and Barbara Glardon shall be considered to be a single lot.

My wife and I have decided to sell our farm
land to our son, James, and his wife, Barbara,
who have been so faithful to us since 1971.
James has been farming this land for us because
of my ill health since that date.
James and Barbara have a home on two plus (2/) acres
a portion of this land as shown on Lot B. We want
to keep somewhat of our independency so have asked
for this exemption that we may have our own tome and
farm buildings still , and not burden James and
Barbara with our home and buildings with taxes, upkeep
etc .
There will be nothing involved except transferring
land from us to him.
The rough draft of a purchase agreement is attached,
Neither one of us is in good health and would be much
less burdened if we knew James and Barbara would have
the farm.

Dear Mr. McRae,
In response to your letter of February 25, 1980 as to the availability
of water service for this particular project wish to advise,
At present Mt. View Water Users Association is serving two homes on the
project. One to Mr. Elisha Glardon and the other to Mr. James Glardon.
The Association is serving 128 Tap owners. At present under an edict
of the members of the Association no more memberships or Taps can be
sold. However several members have more than one membership or Tap.
It is possible that one of-these might be for sale at a later date and
if purchased by some one connected to the above project, the Tap would
service the property.
{ We cannot guarantee water service to the project at this time, but within
the year it is possible that a Tap or membership could be obtained for
said project.
Sorry that I can't do more.
