In accordance with the 97LCLUC 8.1.4C, Other Standards, the Poudre Fire Authority will
enforce the 97Uniform Fire Code along with its accompanying local ordinances as
follows:
REQUIRED ACCESS:
A fire lane is required, this fire lane shall be visible by painting and signage, and maintained
unobstructed. A fire lane plan shall be submitted for approval prior to installation.
97UFC901.2.2.1; 901.3; 901.4.2; 902.2.1
NOTE: Because a fire lane is not being provided, all residential buildings on lots 1-9 shall
be fire sprinklered.
SPRINKLER REQUIREMENTS:
All homes in this subdivision shall be fire sprinklered because the required second point of
access is not being provided. This project is approved with fire sprinklers only, due to lack
of access.
The Poudre Fire Authority requests this note be included on the plat for Case#PZ-1099.

Hi Sheri and Drew,
I want to thank you both for contacting me about Sorrel Ridge. I took a good look at the layout and uses and
found that the costs to build the fire access road were enormous. So, I contacted and received the letter
(attached)from Ron Gonzales at PFA that drops the requirement for the fire access road as long as the homes
built on all 9 lots are sprinkled. I am fine with requiring sprinklered homes because these homes will be costly
and sprinklering is not a large homebuilding expense. Also, per Drew and my discussion, I adjusted the site plan
(attached)to shorten the road up with a slight 150' radius curve and placed a 20' distance between the property
line and the right of way to allow for grading tie-out and possible utilities, although judging from Sage Hill, Poudre
Valley REA likes to stay on one side and I'd assume it will be the south. Other than those two minor changes, the
site plan is in essence and nature, the same as before. The Anadarko easements are recorded for both the gas
easement (shown) and the minerals purchase by Soaring Skies Ventures, LLC. As well, the Cactus Hill Ditch
Easement is approved and recorded.
I would also like to let you know that large animals (horses)will not be allowed in the covenants for Sorrel Ridge
and that the draft water agreement from North Weld County Water District stands correct that there will only be a
single-system supply on this property. SSV, LLC does not intend to build an irrigation system at this time. The
— open space, while housing the oil/gas easement will be perfect for a walking/jogging trail and a picnic gazebo, as
well as arbor landscaping and a variety of natural grass plantings.
Please let me know if there is anything that either of you need to prepare a positive and supportive case for next
Thursday. In light of the PFA letter, I assume that resolution items#2 C. & D. and #6 will be stricken from the
resolution. May I please receive a copy of the new resolution before next Thursday? Again, I appreciate all of
your help and would enjoy hearing from both of you if there is anything else that I can help you with on this case.
