This property is located generally west of 59th Avenue, east of Sheep Draw, north of 13th Street and contains property on both sides of W. 10th Street. This document fulfills the statutory requirement pursuant to C.R.S. 31-12-108.5 of filing one copy of the annexation impact report with the board of county commissioners governing the area proposed to be annexed. This is a City of Greeley initiated enclave annexation pursuant to the authority granted by C.R.S. 31-12-106. The Greeley City Council will consider this item on Tuesday, October 17, 2006 during their regular public meeting starting at 6:30 p.m. at 919 7th Street. Any changes to the current development will be reviewed taking the zoning to be established into consideration. An area just north of 13th Street is under-developed and H-A (Holding Agriculture) is anticipated for this particular area. Future uses on these properties will be reviewed when a request for a change of zoning is made for this area. COMPREHENSIVE PLAN: The site is entirely within the Long-Range Expected Growth Area(LREGA), the Mid Range Expected Service Area (MRESA) and the Municipal Service Suitability Area (MSSA). A full level of urban services are currently available to the site. ANALYSIS: The area of annexation has been an enclave of the City of Greeley since 2001. This meets the Colorado Revised Statute 31-12- 106 three year standard regarding enclave annexations. The annexation will not further extend the external boundary of the City. Most of the properties currently use City of Greeley water service. A few properties currently are served by City of Greeley sanitary sewer service. The balance of the properties currently use individual sewage disposal systems. This annexation will create no immediate impact to the local school district. Future residential development would go through the normal review process. The annexation of this site into the City would be consistent with present growth patterns and Comprehensive Plan policies. There is clear evidence that this site shares a common interest with the City's future development. The requirements of State Annexation Impact Report 2 W. 101°Street Annexation statutes and City of Greeley guidelines for annexation appear to have been met by this annexation.
