RE : APPROVAL OF RECORDED EXEMPTION NO. 516 - EGMONT AND
JUANDA VROOMAN
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS , it has been determined by the Board of County
Commissioners of Weld County, Colorado, at a public meeting
held on the 23rd day of September, 1981 in the Chambers of
the Board that the division into two parcels of land, as
shown on the plat known as Recorded Exemption No. 516 , being
the property of Egmont and Juanda Vrooman, described as part
of the East Half of Section 32 , Township 4 North, Range 67
West of the 6th P.M. , Weld County, Colorado, being more
particularly described as follows :

County Records and being the Northeast Quarter of

does not come within the purview of the definition of the terms,
"subdivision" and "subdivided land" , pursuant to its authority
under Section 30-28-101 (10) (d) , CRS 1973, as amended, and
WHEREAS , the Board of County Commissioners finds that this
particular division of land is not within the purposes of the Weld
County Subdivision Regulations and the Board desires to exempt
this particular division of land from the definitions of
"subdivision" and "subdivided land" pursuant to its authority
under Colorado statutes and Section 2-1A(3) of the Weld County
Subdivision Regulations.
NOW, THEREFORE, BE IT RESOLVED by the Board of County
Commissioners that the hereinabove described parcel of land
owned by Egmont and Juanda Vrooman be, and hereby is, exempt
from the definition of the terms "subdivision" and "subdivided
land" .
The above and foregoing Resolution was, on motion duly
made and seconded, adopted by the following vote on the 23rd
day of September, A.D. , 1981.

Re: Recorded Exemption #516
Dear Commissioners:
The attached letter and related materials are in reference to a request
for a subdivision exemption From Egemont and Juanda Vrooman. The property
on which this request has been made is described as part of the Ell,
Section 32, T4N, R67W of the 6th P.M., Weld County, Colorado. The
property is located 41 miles south of Johnstown. The property contains
approximately 175 acres of Class II, III and IV irrigated soils and IV
and VI nonirrigated soils.
The request is to split the property into two parcels of 5.1 and 170.3
acres more or less. Based on submitted information and policies of the
County, the Department of Planning Service's staff recommends the request
be approved for the following reasons:
1. The proposed split conforms with section 9.2 of the Weld County
Subdivision Regulations (intent clause) , Section 31.1 of the
Weld County Zoning Ordinance (intent clause of the Agriculture
District) and the Weld County Comprehensive Plan. No land is
being removed from production and the overall density or irrigated
agricultural land is being maintained.
2. Agricultural uses will continue to be the primary use and there
would appear to be no encroachment of incompatible uses to
the area.
3. The request complies eith Section 9-4 A. of the Weld County
Subdivision Regulations.

Honorable Commissioners:
Submitted herewith are the materials necessary to make applications
for approval of the land divisions I need.
I desire to reduce my business commitments and will sell my farmland
to a farmer in the area. This will assure that the land will remain
productive and will help to maintain the prominence of agriculture in
Weld County. The farmer that will buy the cropland does not want or
need the home and improvements that are located in the North East
corner of the property. I will retain my ownership of the land and
improvements that have become my family home. I will continue to
live on the property as will the caretaker. We do not anticipate
any other improvements to any of the parcels.
The ultimate result of these actions will be three parcels as follows:
1. My home, a caretaker's residence and improvements
2. A separate residence and improvements
3. A farm that will remain productive.
Mr. Thomas Rounds will be representing my interests in these matters.
