The property on which this request has been made is described as part of the Ell, Section 32, T4N, R67W of the 6th P.M., Weld County, Colorado. The property is located 41 miles south of Johnstown. The property contains approximately 175 acres of Class II, III and IV irrigated soils and IV and VI nonirrigated soils. The request is to split the property into two parcels of 5.1 and 170.3 acres more or less. Based on submitted information and policies of the County, the Department of Planning Service's staff recommends the request be approved for the following reasons: 1. The proposed split conforms with section 9.2 of the Weld County Subdivision Regulations (intent clause) , Section 31.1 of the Weld County Zoning Ordinance (intent clause of the Agriculture District) and the Weld County Comprehensive Plan. No land is being removed from production and the overall density or irrigated agricultural land is being maintained. 2. Agricultural uses will continue to be the primary use and there would appear to be no encroachment of incompatible uses to the area. 3.
