RE: Survey Differential—Aristocrat Ranchettes
Dear Mr. Matthews:
The Weld County Board of Commissioners is in receipt of your letter dated April 27, 2006, that
references your concerns about a possible error in the original survey of up to 50-feet around the
exterior Aristocrat. The Public Works Department has completed a review of the original survey
of Aristocrat and field verified the survey on Friday, May 19. Public Works found that the original
survey of the western portion of the exterior of the subdivision is accurate and within allowable
tolerances for the time period the original survey was completed.
You also referenced your concern about a survey differential of your property lines within the
exterior of Aristocrat. It is not uncommon for lines of possession to differ from the original lot
lines, especially in older subdivisions. It is Weld County's position that disputes regarding the
property lines of private property owners are the responsibility of the property owners to resolve.
The County does become involved in issues involving public right-of-way boundaries. While the
internal streets within Aristocrat do not appear to be located within the center of the platted right-
of-way, in general, they are located within the right-of-way. Since the streets have been in
existence and maintained by the County for well over 30 years, and since they are generally
located within the platted right-of-way, they do not need to be adjusted.

RE: Survey Differential —Aristocrat Ranchettes
The original survey of Aristocrat.. is off up to 50' around the exterior, which leaves us no
choice on the interior but to be off as well. Original Surveyor=WC employee Mr. Quirk.
Through no fault of my own I was devastated to learn the properties I purchased here
were illegally sub-divided—which forced me to hire a surveyor to make things right.
When "Man Fredenburg" completed my properties, he informed me of the"Survey
Differential" up to 15'in the interior of "Aristocrat,that we have discovered.
I immediately got together with my closest neighbors and we all decided to leave the
property lines as is. Especially considering Phone Lines,
Power Poles,
Water Lines,
Existing Streets, etc.
I also wrote a letter of request to Weld County Public Works, to"Keith Myer" addressing
the problem. Especially since neighbors are indeed moving their property lines, one 10"
into Casler Avenue. His only response was to work it out with each other.???
Why should we have to work out a Weld County problem? As if I haven't jumped
through your burning hoops for years now...
I suggest you seriously address this issue, as it is bringing neighbor against neighbor, like
the"Dumpettes" need more of that.
I am tired of your excuses with lack of personnel or funding. I say Bullshit.
We are tired of the lack of respect we receive here in "Aristocrat."
