I protested this two years ago,but it still isn't corrected. The basement of our house is only half finished. I'll be happy to show the house to you as it is currently vacant. Our listing with Austin&Austin has expired, but I'm enclosing a copy of the IRES information that shows the finished basement to be 445 sq. ft. (1336 sq. ft. finished less 891 sq. ft. finished on main floor) The home at 427 28th Ave. Ct. which sold for$120,000 is most comparable to our property except that it has 2 more bedrooms and one more bath. Our house is also all brick, and has a playhouse for the kids,a covered patio, and a new sprinkler system in the front. The only extra amenity which our house has is a fireplace in the family room ¢ral air. However, this doesn't add near the value to the home that the extra bedrooms, bathroom&updated kitchen add to this comparable. The 3 comparables attached all have more bathrooms and except for the first comparable, more bedrooms than our property. All three of them sold in the neighborhood of $120,000 to $124,900. However,the Seller of the property that sold for$124,900 contributed$5,000.00 towards the Buyer's closing costs and downpayment, and the Seller of 402 29th Ave. that sold for$121,900 paid$3,657.00 towards the Buyer's downpayment which was included in the sale price. We had our property listed for$129,900 during the time period you are considering. The listing has expired,and we had no offers on the property.
