AND CATTLE COMPANY
° WHEREAS, the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home

Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, has reviewed the request of Webster Land & Cattle
Company for an exemption from the definitions of "subdivision"

and "subdivided land" in Section 30-28-101 (10) , CRS 1973 , as

amended, and Section 2-1 of the Weld County Subdivision Regu-
lations, and
WHEREAS, the Board of County Commissioners finds that
Webster Land and Cattle Company is the owner of the tract of
land described as follows:
A tract of land located in the Northeast Quarter (NEq)
and the East Half of the East Half of the Northwest
Quarter (EliEhNW4) of Section 11, Township 6 North,
Range 65 West of the 6th P.M. , Weld County, Colorado
and being more particularly described as follows:
Beginning at the Northeast Corner of said Section
11 and considering the North line of the North-
east Quarter (NEa) of said Section 11 to bear
S90°00 ' 00"W with all other bearings contained
herein being relative thereto;
Thence S90°00 ' 00"W along the North line of the
Northeast Quarter (NEa) 2 , 357. 90 feet to the True
Point of Beginning;

Honorable Commissioners:
We are seeking to create three lots from property described as
the NE 4 and the Eli of the E2 of Section 11, Township 6 North, Range 65
West of the 6th P.M. , Weld County, Colorado. Enclosed are the materials
necessary to complete the applications.
The land proposed for division is presently owned by Webster Feed
Lots, Inc. and will be sold to Mssrs. Robert, Ronald and Warren Ehrlich.
The purchasers are interested in the land for farming purposes only and
do not need or desire to retain ownership of the two sets of improvements.
As a matter of fact, the purchasers have found that their farming operations
are enhanced when the improvements can be owner occupied. It seems that
ownership and the pride associated with ownership creates an atmosphere
for better property maintenance. Therefore, the purchasers do not intend
to add residential improvements to the farm property. Should that change
in the future, the property could be served with water by the North Weld
County Water District, as are both of the existing residences. Soils on
the farm can easily accomodate a septic tank and leach field for sewage
disposal purposes.
The sale of the improvements and the farmland to different people
will benefit Weld County in that the farm land production will be maintained
and possibly improved, and the dwelling units can be restored by owner
occupants. The result will be improved tax yields from all of the property
involved. We view our request to be in compliance with the Weld County
Comprehensive Plan because the purpose and result will be the encourage-
ment of agriculture in Weld County's economy.

interests at your meeting.
