The property is vacant farmland, with a few farm buildings. It is bordered on the south by the Great Western Railroad. Legal Attached Project Description The applicants propose fifty five (55) acres of PUD Mixed Use zoning. There will be 460,000 sf commercial,200,000 sf office, 300,000 sf light industrial and 60 units of patio homes. The property will be served by the Town of Johnstown for road, water, and sewer. The entire infrastructure will be designed to meet Town standards and criteria. Existing& Proposed Boundaries The annexation for Veeman is entirely within Johnstown's Growth Area and within the Town's Comprehensive Plan Boundaries. Contiguity is achieved along the north side of State Highway 60. Existing& Proposed Streets& Utilities A) Water The Property can be served by an existing 12' water main line which has been installed nearby. B) Sewer Sewer will connect with the Town of Johnstown Gateway Line. C) Streets All streets, will be designed in conformance with Town of Johnstown standards and criteria. D) Storm Drainage At the time of development,the applicant will submit storm water plans that meet Town of Johnstown standards and criteria. Existing Zoning Agriculture—Weld County Proposed Zoning One hundred and forty four acres (144)PUD Mixed Use Pre Annexation Agreement None Property& Sales Tax Upon annexation, the property owners will pay the Johnstown mill levy of 23.947 mills. As development occurs,the Town will be paid its 3% sales tax as well as other appropriate fees and charges. The Town of Johnstown is a Home Rule Municipality. The property is in Weld County. The Annexation consists 144.542 acres and has a contiguous boundary, as required from the Saffell Annexation No. Two. The proposed zoning will be PUD Mixed Use. The overall development plan, prepared by Carter-Burgess shows two commercial tracts on Highway 60 of 23.4 and 19.5 acres respectively, two office tracts of 8.3 and 8.5 acres, and a light industrial tract along the Great Western Railroad of 26.7 acres. In addition, in the western portion of the property, it is anticipated that 14.8 acres would be used for patio homes and 23 acres for multi- family.
