Proposed use on this property is to use existing facilities to provide Dance, Gymnastics, Tumbling, and other like physical and developmental activities for the surrounding communities of Johnstown and Milliken. Student ages begin at 3 years old. 2) Explain how this proposal is consistent with the intent of the Weld County Code, Chapter 22 (Comprehensive Plan). 3) Explain how this proposal is consistent with the intent of the Weld County Code, Chapter 23 (Zoning) and the zone district in which it is located. 4) What type of uses surround the site? Explain how the proposed use is consistent and compatible with surrounding land uses. Uses surrounding the site include residential, Elementary School, • Undeveloped land, Fire Station, and other light retail. This proposed use is consistent and compatible because the intended clients are from the community. The access road is a 25mph only zone because of the school, which would also be compatible with our intent for safety around and inside the building. In the adjacent undeveloped lot, it is the intent of the Johnstown Town Planner to allow other light industrial in the area. 5) Describe, in detail, the following: a. How many people will use this site? Currently 160 total students. Up to 35 per hour during times when 2 classes concurrently running. Anticipated growth of up to 300 total students, but no more than the stated per hour during any given time. b. How many employees are proposed to be employed at this site? Currently 5 contractors (not direct employees) Estimate up to 12 contractors with expansion. c. What are the hours of operation? Currently scheduled classes occur between 4:00pm - 10:00pm M-F. The studio is available for instruction between 6:OOam-10:OOpm Mon-Sun. This is when private lessons or additional classes can be added. d. What type and how many structures will be erected (built) on this site? None, using existing structures. e. What type and how many animals, if any, will be on this site? None • i • f. What kind (type, size, weight) of vehicles will access this site and how often? Standard Family-type vehicles. (compact, mid- sized, vans, trucks, etc.) g. Who will provide fire protection to the site? Johnstown Fire Protection District (Property directly to the South) h. What is the water source on the property? Johnstown Water i. What is the sewage disposal system on the property? (existing and proposed) Septic System, Future possibility to move toward domestic sewer system from Johnstown. j. The landscaping shall be separately submitted as a landscape plan map as part of the application submittal. No additional landscaping proposed at this time. 7) Explain any proposed reclamation procedures when termination of the Use by Special Review activity occurs. None 8) Explain how the storm water drainage will be handled on the site. Storm water drainage will continue to be handled as it has in the past. Drainage will be handled through existing curb and gutter of Johnstown. 9) Explain how long it will take to construct this site and when construction and landscaping is scheduled to begin.
