The Assessor has determined that your property should be included in the following category(ies): Residential property - The property is valued by the market approach to value . If your concern is the amount of your property tax, local taxing authorities(county, city, fire protection, and other special districts)hold budget hearings in the fall. Please refer to your tax bill or ask your Assessor for a listing of these districts, and plan to attend these budget hearings. The Assessor has carefully studied all available information, giving particular attention to the specifics included on your protest, and has determined the valuation(s)assigned to your property. The reasons for this determination of value are: Your property has been uniformly valued following Colorado law and instructions published by the State Division of Property Taxation. Your protest of value has been denied due to comparison of other similar properties which sold during the 2005/2006 time period. This comparison shows your actual property value to be correct for that period. The house next door has been on the market well over a year. Mother 5-year-old home in the neighborhood is for sale and has not had any success for months. There is a new construction house in my neighborhood that has been on the market for months and is now willing to except a trade due to the lack of interest. A new construction house in our neighborhood recently sold but was on the market for several months and only sold after a price reduction and several incentives. Property values are not increasing;there are numerous foreclosures and a flooded market. It is extremely difficult to get the value assessed out of a home no less the asking price. We purchased our home in 2004 for $373,000, which was$36,000. less than the asking price of$409,000. Weld County reassessed the property to the selling price, which resulted in an increase for the year 2006. Value of the property prior to the sell had been assessed at the $356,070. Estimates are just that!! The value is only what someone is willing to pay! Thank you, The Palters Hello
