Nature of the Alleged Violation: Set up a welding /metal fabrication shop shortly after
they bought the property.
How are Your/Your Property Impacted by this Alleged Violation? Traffic increase (semi ' s and
large trucks)on WCR#6 which is a dirt road. Limited accessibility to my own property due
to one access/egress only, carcinogenic fumes from welding - nickle, chromium, maganese,
zinc cadmium, paint spray, odors, fire hazards from sparks, open storage of unsightly iron
girders and other metal scraps, noise issues, congested vehicle parking, damage to road
caused by large heavy vehicles. I 'm also wondering about waste runoff getting into the
ditch water and polluting the crops, killing off the wildlife that drinks from the ditch,
and surrounding trees - hopwever I dont know where they dispose of there waste if they
have any. This is an agricultural area not industrial.
Where is Your Property in Relation to the Alleged Violation: On the same lane to the south
of WCR#6 - 3rd house.
Have You Discussed Your Concerns With the Property Occupant? Husband and neighbor's have
^ddressed these issues at a hearing. Also, we were never notified of their intentions
.hen they moved in.

The area East of the railroad tracks is an agricultural zoned area and has been for a
long time. It needs to remain that way. I am against changing the property described to
either a commercial or industrial status. Following are some reasons for this.
The persons involved in this operation are already operating a shop every day and
have for several months. I understand they are not supposed to be due to a" a cease and
desist order." If this is the case, they don't abide by the order.
The place is a junk yard full of scrap metal, wood, paper etc which blows all over onto
others property. We shouldn't have to clean up someone elses mess or have to look at it
everyday (Trash Polution)
They start work every day at 5:00 a.m. pounding on metal, running machinery and in
general making a lot of noise that wakes up the neighborhood. They work late at night
sometimes as well. This is annoying when we all work and can't sleep or enjoy the front
porch. (Noise Pollution)
One more item of concern is the fire danger. The area on three sides of this property is
open fields of grass and weeds which are not mowed or otherwise maintained. With the
cutting torches or a spark from welding a potential for fire is very possible. It wouldn't
take long to reach the surrounding homes.
When big semi-trucks pickup and deliver material they stop on the county road and
back into the lane and then into the yard to load and unload. This is really tearing up the
road. The county road crew has had to rework the road from said address to the tracks
once this summer due to the trucks tearing it up. The crew works hard to make this road
usable,rotomilling,packing,grading and applying the mag-chlor to help hold the base in
place. I might add the road from said address on to the east was ok. Again the big trucks
make a mess of it.
I know Mr. Hunt plans to build a big building east of the house which makes the noise
etc. even closer than it is to us. This will also add more to the problems of junk etc. that
were mentioned earlier.
My property is just across the road and I feel the property will be devalued as a result
of this unwanted and unnecessary activity. If I were to sell no one wants to buy next to
this type of activity. I have lived on this property for over 30 years and lots of other
neighbors have too. We are here because we like agriculture. the open space, peace and
quiet and we wish for it remain that way.
Mother heavy equipment repair just east of me recently moved their operation to
another business location for the same reasons I have stated here.
Keep the business/industrial activity on the west side of the tracks which has already
been established for this purpose.
Your consideration in this matter is greatly appreciated. We do not want or need a
business in the neighborhood.

Michelle,
I understand that there is a hearing today (11 .21.06) at 1:30, regarding a zoning
change on WCR 6, which I am unable to attend. The purpose of this e-mail, is to voice my
strong opposition to this request for change in zoning just west of my property on WCR 6.
Granting a permit to my neighbors to the west to operate a welding business on the
property changes the face of the beautiful countryside that we all enjoy so much. I
purchased this property in June of 2005 in hopes to someday build a home and relish in the
peace and quiet of the country. If a permit is granted to my neighbors and an industrial
type metal structure is erected, the picturesque views that we all enjoy will change
greatly, as will the noise, activity, and smell of burning metals.
It is my hope that Weld County officials will see the importance of maintaining the
old fashioned farming community where folks enjoy a simple and peaceful life. Please
consider how this will change the face of this area of Weld County. There is plenty of
property farther to the west for industrial use, let' s not tarnish the face of the
countryside where people live and love the country life.
