Enclosed is the Annexation Impact Report pertaining to a petition for annexation of three
parcels located at 2900 F Street and the property northeast of C Street and North 35th
Avenue. The subject property is owned by Tim and Marilyn Thissen. The following is the
City of Greeley schedule for processing this request.

AVAILABLE UTILITIES The property is currently served by the City of
Greeley for sanitary sewer and potable water. Upon
future development of the site, a new water main
from "F" Street to the Clover Creek Subdivision to
the south will be installed by the applicant. Also
upon development, the applicant will replace the
existing compound sewer tap with new sewer taps
that meet current City standards. Gas, electric, and
telecommunication utilities are currently available.

INTENDED/PROPOSED USES The subject site is currently developed with two
existing businesses, Thissen Construction and
Robinson Brick. The applicant is requesting I-M
(Industrial Medium Intensity), I-L (Industrial Low
Intensity), and R-M (Residential Medium Density)
zoning on the property. The property must be zoned
within 90 days of annexation. The specific zoning
request will be evaluated during that process.
COMPREHENSIVE PLAN The entire site lies within the Long-Range Expected
Growth(LREGA), the Urban Growth Area(UGA),
and the Mid-Range Expected Service Area
(MRESA). The property is outside of the
Municipal Services Suitability Area(MSSA).
ANALYSIS This annexation action will create no immediate
impact to the local school district, as no
development is being proposed in conjunction with
the annexation. Future development may include
residential on a portion of the site, which impact
will be analyzed at the time of establishing zoning
on the property.
The annexation of this property into the City would
be consistent with present growth patterns and
Comprehensive Plan policies. There is clear
evidence that this site shares a common interest
with the City's future. The requirements of State
statutes and City of Greeley guidelines for
annexation appear to have been met by this
annexation.

Thissen Annexation
A parcel of land being a part of the South Half of Section Thirty-six(36),Township Six North
(T.6N.),Range Sixty-six West(R.66W.)Of the Sixth Principal Meridian(6th P.M.),County of
Weld,State of Colorado being more particularly described as follows:
BEGINNING at the Northwest Corner of the Southwest Quarter of the Southwest Quarter
(S W1/4 1/4 S W l/4)of said Section 36 and assuming the West line of said S W l/4 S W l/4 as bearing
North 00°08'57"East,being a Grid Bearing of the Colorado State Plane Coordinate System,
North Zone,North American Datum 1983/92,a distance of 1337.18 feet with all other bearings
contained herein relative thereto.
THENCE North 89°38'58"East along the North line of said S W 1/4 S W 1/4 a distance of 30.00
