Upon future development of the site, a new water main from "F" Street to the Clover Creek Subdivision to the south will be installed by the applicant. Also upon development, the applicant will replace the existing compound sewer tap with new sewer taps that meet current City standards. Gas, electric, and telecommunication utilities are currently available. The applicant is requesting I-M (Industrial Medium Intensity), I-L (Industrial Low Intensity), and R-M (Residential Medium Density) zoning on the property. The property must be zoned within 90 days of annexation. The specific zoning request will be evaluated during that process. COMPREHENSIVE PLAN The entire site lies within the Long-Range Expected Growth(LREGA), the Urban Growth Area(UGA), and the Mid-Range Expected Service Area (MRESA). The property is outside of the Municipal Services Suitability Area(MSSA). ANALYSIS This annexation action will create no immediate impact to the local school district, as no development is being proposed in conjunction with the annexation. Future development may include residential on a portion of the site, which impact will be analyzed at the time of establishing zoning on the property. The annexation of this property into the City would be consistent with present growth patterns and Comprehensive Plan policies. There is clear evidence that this site shares a common interest with the City's future. The requirements of State statutes and City of Greeley guidelines for annexation appear to have been met by this annexation.
